You likely heard that Michael McRee, Ph.D. announced our NEW fall project: Facilitation School. We've been working on it for quite some time, and we are excited to offer our first 🎤 LIVE event on October 1 and 2 in Indianapolis. When we think about facilitation, we know the right facilitator can make all the difference. So, we have created content to help you get right to the best work. As your guides, here is why we are adding facilitation training to our list of events: ✨ Facilitators need reps and practice. You can't wing great facilitation (although we've all tried!). ✨ Facilitators need a plan for how to read the guide. Did you know there are three things you need to scan for as you review your facilitator notes? ✨ We scoured through Mike's Ph.D. research and are sharing the top things participants need from facilitators and the results are fascinating! We will share this brilliant research with you so you don’t have to guess what to do as a facilitator. ✨ Most facilitators still read the PPT (which is why I have to sit in the back corner at conferences so I can sneak out). We know great facilitation comes from letting your audience participate instead of reading to them. You don't go to camp to watch a video about canoeing and horseback riding, you want to try these things. We will teach you how to engage your audience using the 70/30 method so they can practice their new knowledge and skills. ✨ The best facilitators know how to keep the focus on the main take-away, and they know how to facilitate some of the best conversations. ✨ More importantly, they know how to give instructions. (It sounds so simple, but you’ve been given bad instructions from an unpracticed facilitator before!) ✨ One other thing: We will walk you through how to make your big concepts stay sticky and highly memorable for your participants. Skipton Building Society - New Ways of Working Here in team Aylesbury, just one of two branches in the Skipton branch network are running a Test & Learn, not a pilot. As we get older we start to appreciate how valuable our time is, not just for us serving our members but our members themselves. I love being brave and curious, at present when a member comes in and wants to open an account, we have to see if someone is free, or ask them to pop back in 15 minutes in order to open an account. Our members love that we try to find a way to help them which is great but at the same time we do have members that are fine using digital ways and we have made them sit down with us and spend and waste their precious time. So our Test & Learn is this - if they have their own device and happy to use it what can take 15-30 minutes on our system and adhering to processes, depending on the members circumstances, now takes 30 seconds or at the end of having a great conversation and recommending a product (yes another great feature here at Skipton) we can also use this new way of working. The wins this bring is so unmeasurable and what I call a Win Win all around but most importantly we are here to serve our members and be on their agenda rather than ours. We have had the most wonderful first week and what was a scary process has led to us having some fun with our members

What happens when your tenant knows more than you do? I was reflecting recently on what types of clients I’ve been attracting over the last year or so and noticed a trend: the incidental landlord. As a business owner, it’s more than likely that your initial expectations of taking on premises involve the situation that you are the tenant and you will pay rent to a landlord. So what happens when things change in your business and you end up renting a premises that is too big for you and you need to sublet some of it? Today’s topic is a touchy subject for myself and every developer I have ever met. Please excuse my profanity. ZONING (real estate politics) More developments are stopped by zoning than any other reason. Zoning is done on a local level and anything not specifically allowed as or right will require permission, also known as a variance. When applying for a variance it is up to the local zoning board to decide if the variance is approved or denied. Zoning for Industrial Outdoor Storage (IOS) must be detailed and allow for the use. Owners may have a variance, but there are a few different types of variances. Some variances are grandfathered to the property for a specific use, others are grandfathered to a tenant and do not transfer when a new tenant is in use. When looking through zoning you need to review the zoning map and the zoning ordinance to understand the zone and what is allowed in that zone.
