Although I am actively attending the monthly Saj Hussain's Property Meet and Birmingham Property Investing Network (PIN) Networking Events, the event that has given me the most insights and takeaways recently was the The Orchard Event. This was an opportunity to meet Jim Haliburton (the HMO Daddy) at his latest project (The Orchard) where he is converting a 36 room ex care home into a 41 room HMO. Jim sat down with us and presented how he got started with his HMO Strategy and how he has progressed and built his portfolio. He then lifted the bonnet on the project and showed us around the property and the development. He showed us how he is future-proofing the property to cater for the recent challenges especially around energy efficiency. When pursuing a certain property strategy and determining what works now, it is essential to stand on the shoulders of the giants in that strategy. Jim was very forthcoming on his view of the current market and where things are going within the HMO environment regards inclusive bills, fair usage policies and the possible Renters Reform Bill impact. Many panels and speakers reflected on the challenges of 2024 for investment sales, while expressing optimism for gradual improvements in 2025. Although interest rates are unlikely to drop significantly, steady rents and low vacancy rates are maintaining stable property values. In the Los Angeles market, limited #multifamily supply and rising insurance costs remain significant hurdles. However, tenant demand is strong, vacancy rates are low, and rents continue to be paid. Despite some investor expectations for distress, the market has shown resilience, with prices holding steady and no significant downturn materializing.
