They disrupt your ability to handle necessary repairs and routine maintenance. When cash flow becomes inconsistent, it’s harder to invest in property upkeep, which can lead to bigger, more expensive problems down the road, as well as tenant complaints, and municipal enforcement. A strong rent payment policy is one of the best ways to protect your income and ensure your property stays in top condition. Without clear rules, tenants may push boundaries, creating financial strain, deferred maintenance, and added stress. 𝗔 𝘀𝗼𝗹𝗶𝗱 𝗿𝗲𝗻𝘁 𝗽𝗮𝘆𝗺𝗲𝗻𝘁 𝗽𝗼𝗹𝗶𝗰𝘆 𝘀𝗵𝗼𝘂𝗹𝗱 𝗶𝗻𝗰𝗹𝘂𝗱𝗲: 𝗖𝗹𝗲𝗮𝗿 𝗱𝘂𝗲 𝗱𝗮𝘁𝗲𝘀: Rent must be paid on time, every time. The policy and your lease should make clear that the rent is due on the due date even if there is a grace period in the lease or imposed by law whichever is longer. 𝗟𝗮𝘁𝗲 𝗰𝗵𝗮𝗿𝗴𝗲𝘀: Immediate consequences after the grace period discourages bad habits. The imposition of a late charge deters future late payments. 𝗖𝗼𝗻𝘀𝗶𝘀𝘁𝗲𝗻𝘁 𝗲𝗻𝗳𝗼𝗿𝗰𝗲𝗺𝗲𝗻𝘁: Protect your property and your investment by sticking to your policies. Engage the legal process immediately. Be sure to include a provision in the lease that passes attorney's fees and costs on to the tenant. Delaying action when rent is overdue can cost you more than you think. Waiting just one week can result in losing an entire extra month of rent as delays may cause legal action to last into an additional month.
