Angela Rayner has announced that sites for new "towns of the future" will be revealed within the first year of a Labour government. As part of Labour's plan to build 1.5 million homes over five years, these new towns will include 40% affordable housing. Rayner hopes to attract private sector funding for these projects. Despite this, Housing Minister Lee Rowley criticised Labour's funding model and expressed concerns about top-down targets reducing local support. To address the record low in planning permissions, Rayner pledged to reintroduce housing targets and reform the planning system. Labour’s plans also involve setting up a New Town Commission within six months, reclassifying some low-quality greenbelt land for development, and prioritising brownfield sites. Rayner emphasised that the new towns would be developed with local input and would include essential infrastructure and green spaces. However, some MPs and housing groups remain cautious about the potential impact on greenbelt areas. With the UK's population growing at well over 10,000 / week (see ONS*), it is so critical that UK Plc builds enough homes for all, especially the aged and ageing - preferably Net Zero or, if at all possible and much more better, what I call "Net Negative" - i.e. generating more energy than they need, and absorbing more CO2e than they emit. Exciting news from Angela Rayner today, as Labour unveils plans for “towns of the future” to help tackle the UK’s housing crisis. Labour’s proposal includes setting up a New Town Commission within six months of taking power to co-ordinate housing and infrastructure development for new communities. Building 300,000 homes per year has always been a monumental task for any Government, but one that is desperately needed to address the severe housing shortage we face. A key component of Labour’s plan is the provision of 40% affordable housing in these New Towns, ensuring that housing needs are met for all segments of society. However, challenges lie ahead, particularly in the political hurdles of developing on the edge of settlements and releasing Green Belt land. Tough decisions will need to be made, such as reclassifying low-quality Green Belt land for development; releasing Green Belt land in the most sustainable locations; and re-introducing mandatory housing targets for Local Authorities – all are crucial steps in addressing the housing crisis. I am deeply concerned about Labour’s approach to planning and housing under Angela Rayner and Matthew Pennycook. While I agree that we need to address the housing crisis, the current plans threaten to destroy what makes Britain unique—our beautiful greenbelt and open countryside. 🌳🏡 These areas are vital not just for their environmental and aesthetic value, but for the mental and physical well-being they provide to our communities. The idea of pushing development onto “grey belt” land, such as scrubland or abandoned sites, might seem reasonable on the surface. However, in practice, this often leads to urban sprawl and the irreversible loss of precious green spaces. The greenbelt was designed to protect against exactly this kind of overdevelopment, ensuring a balance between urban growth and natural landscapes. 🌿🌎 It is alarming to see the Labour Government threatening to take control of Local Plans if councils resist their “top-down” targets. This heavy-handed approach undermines local democracy and community engagement. Local authorities and residents understand their areas best and should have the final say on where housing is appropriate. 🗳️🤝 Moreover, the claim that most of these new homes would be built for British citizens feels disingenuous. It is no secret that a significant portion of housing demand comes from increasing migration levels. Until we address the root causes of this demand, simply concreting over our countryside is not the answer. 🚧🏗️ I also find it ironic that Labour accuses others of “scaremongering” while failing to provide clarity or reassurance to communities already grappling with these changes. The planning system certainly needs reform, but not at the cost of our natural heritage. Britain’s greenbelt and open countryside are part of our national identity and must be protected for future generations. 🇬🇧🌳 I can see many local residents fighting for their local areas and communities, with many cases ending up in legal action and judicial review.
