In earlier posts we highlighted #JLL research on the impact amenities and mixed-use are having on the workplace. Links to both are below. We also touched on the opportunity a hospitality mindset could have on commercial real estate. Links also below. The graphic below is provided to conceptualize how this might all come together. Blue=office, red=hotel/hospitality, brown=residential, yellow=retail and green=public space #1 is simply locating uses within close proximity without any consideration for integration. Standalone uses within walking distance. While each use benefits from its closeness to the other, there is opportunity in considering overlap. #2 begins to integrate uses with some overlap i.e. some shared facilities and services. #3 is a fully integrated mixed-use development where uses and amenities are shared along with the possible integration of back-of-house and building services. The purple box is added to highlight the possibility of an overlay of common management. This is where the economies of scale and use-diversity are optimized. An example of an amenity in a fully integrated mixed-use setting: co-working. While co-working is typically associated with office it is becoming more and more popular as an amenity for both hotels and residential. This common amenity, under the #3 model, can be integrated across all primary uses. The fully integrated model also begins to offer amenities and services from one use that might not be typically offered for other uses. For example, laundry services offered by the hotel could become a service for office users, those in the residential section, the fitness amenity and others. For amenities and services typically associated with standalone office, retail, hospitality or residential, imagine the synergies created under a fully integrated model. Thoughts?
