Compared to just a few years ago, it’s now undeniable that sustainability plays a central role in responsible real estate investing and is critical to safeguarding the long-term value of assets. Our key takeaways: • 🔍 Focus on Asset Values: Failure to account for the impact of carbon risk in the future = failure to complete in the future. The firms poised to be the winners of tomorrow are actively investing in decarbonization today to protect the future value of their assets. • 📝 Reporting is Not Action: Action is action. Don’t let reporting prevent you from taking action and don’t get trapped in the endless doom spiral of data collection. Instead, take a more iterative approach - start investing a few decarbonization projects, measure them and use them to prove out the value to your organization. • 📈 Think Bigger: Tackling decarb in onesie-twosies, building by building, is no longer adequate. To meet the demands of investors and in order to achieve the targets set, it is now necessary to act on the full portfolio. In order to do that, portfolio-scale analysis needs to become the new norm. • ⏩ No Going Back: The global economy is moving from debating zero carbon to realizing it. This is my humble attempt at spreading awareness and learnings from a career spanning 2 decades. Let's talk about the 3 scopes of emissions: 𝐒𝐜𝐨𝐩𝐞 1: 𝐓𝐡𝐞 𝐛𝐮𝐢𝐥𝐝𝐢𝐧𝐠'𝐬 𝐝𝐢𝐫𝐞𝐜𝐭 𝐞𝐦𝐢𝐬𝐬𝐢𝐨𝐧𝐬 Imagine a building breathing. That's Scope 1. • Heating systems • Company vehicles • On-site energy generation 𝐒𝐜𝐨𝐩𝐞 2: 𝐓𝐡𝐞 𝐞𝐧𝐞𝐫𝐠𝐲 𝐰𝐞 𝐛𝐮𝐲 Think of it as the building's appetite for power. • Electricity for lighting • Cooling systems • Purchased heat 𝐒𝐜𝐨𝐩𝐞 3: 𝐄𝐯𝐞𝐫𝐲𝐭𝐡𝐢𝐧𝐠 𝐞𝐥𝐬𝐞 This is the tricky one. It's like the building's extended family. • Tenant energy use • Employee commutes • Waste disposal 𝐖𝐡𝐲 𝐬𝐡𝐨𝐮𝐥𝐝 𝐰𝐞 𝐜𝐚𝐫𝐞? 𝐒𝐢𝐦𝐩𝐥𝐞. These scopes help us measure our true environmental impact. As a firsthand ESG adaptor & strong advocator, I recommend active collaboration at all levels including Landlords, Occupiers & their entire supply chains on having an in-depth understanding of these scopes which can lead to: • Smarter designs • Reducing operational emissions creating sustainable long-term values and low-carbon companies. This will in-turn allow us in securing incentives from green funding institutions, Govt. subsidies fetching faster ROIs for creating responsible & ESG compliant business ecosystems. #ESG #AssetManagement #REITs
