Does a landlord need to renew an expired Energy Performance certificate (EPC)? By Tony Wilson The Energy Performance of Buildings (England and Wales) Regulations 2012 replaced the original 2007 regulations. It’s a legal requirement to have an EPC freely available when advertising for sale or let that meets a minimum E rating, unless there’s a valid exemption. If, during the tenancy the EPC expires, landlords don’t have to renew. This will not impact serving a valid section 21 notice. This does not prevent landlords renewing the EPC to be prepared for an unforeseen relet or to appreciate the current rating to upgrade. #lettings #estateagents #training #cpd

🚨 Warning for UK based Real Estate Landlords! 🚨 In June 2022, updates were made to the EPC calculation methodology; these changes are typically seeing worsening of EPCs for gas buildings and do not comply with the latest building regulations. Typically, non-domestic properties of this type can experienced a 1-grade drop (i.e. 'D' to an 'E') when the EPC is renewed with the updated methodology.
