I've recently accepted a promotion to a senior leasing position that came with a change in the property I work from. It's amazing, wonderful, and bittersweet. In the three months prior to my move I secured over 40 leases and developed truly genuine relationships with each and every prospect during the leasing process. When I told residents about my departure, that I was moving up and on, I heard over and over, "We're so happy for you, but sad for us. You're the main reason we decided to rent here." No only is this super validating it goes to a point I try to make often. Customer service is the HEART of sales. Prospects are not numbers, they're real people dealing with real life situations that may be great, good, or traumatic. Show them you hear them. Understand their needs. Prove to them that they're in amazing hands by being compassionate, empathetic, and responsive. Give them a reason to choose you. After decades in the hospitality industry I've come to a pretty basic conclusion that translates to almost any customer facing role. The product is the product, the delivery is the key. You can go to a restaurant that has the most amazing food, but if the service is poor it will color the entire experience. You probably won't go back. You can also go to a restaurant where the food is mediocre but the service is blow-your-mind outstanding, and you'll likely go back. Because you're not just paying for the product, you're paying for the experience. Put simply, regardless of the product, be the experience. Be the reason they chose you.

If you want to earn a national retail Tenant Rep assignment then you have to impress the Real Estate Manager. If you want to impress the Real Estate Manager then you need to change your mindset. Don't worry about making the highest comissions. Worry about opening the amount of units your Real Estate Manager needs to make their numbers. That means that a $125,000 land deal that pays $3,750 comission is just as important as a $5 million dollar lease transaction with a comission of $150,000. Its a little bit contradictory to standard broker mindset of chasing highest comissions but if you take on this mindset then the money will follow. #retailleasing #retailrealestate #commercialrealestate

Here’s the thing: most properties put their least experienced employees on the front lines to drive revenue. Think about that for a second—it doesn’t make sense. Too often, leasing agents who are new to the game are the ones meeting prospective residents at the door, answering questions (or struggling to), and trying to close deals. Yet, they hold the keys to driving revenue for the entire property. The reality is that these leasing agents are often not trained in sales, and that’s a major problem. Too often, leasing agents who are new to the game are the ones meeting prospective residents at the door, answering questions (or struggling to), and trying to close deals. Yet, they hold the keys to driving revenue for the entire property. The reality is that these leasing agents are often not trained in sales, and that’s a major problem.
