As those who have been following us long enough know, our previous studio spot was located in Hillhurst, above the delicious Peasant Cheese Shop. Our former studio mates included daniel j kirk, Canary Goods, and Intelligent Futures Inc - who have recently moved into to a new building on Kensington Road. Another familiar experience for us this time is that we’re designing a laneway in a nice inner-city neighbourhood, a well-established area with lots of history and a collective feel in the houses, styles, and urban conditions. One thing that’s unique about this project, adding an extra design constraint to the usual challenges faced in laneway housing, is the existing garage on site. You can see that there was forethought into converting the garage into a different use in the future when it was initially built. However, it’s also a challenge because the garage and the house currently occupy essentially the entire allowable site coverage area. The second problem, which is common in all laneways and inner-city densification projects, is the notion of density and how it relates to the quality of space and life in these properties. When you design a laneway house, there are more restrictions on windows towards the sides due to proximity and density of buildings, usually garages, as well as privacy concerns to neighbours. What we want to do, and what we always do with these projects, is a close analysis of the context, including the broader neighbourhood, macro conditions, character of existing buildings, and conditions on-site. To solve the challenges of density and quality of space, we’ve taken a design move from the main house, the offset staggered roof peak, and applied it to the laneway. This sets back our window line, allowing for more windows facing side yards, maintaining privacy, and ensuring effective light capture. By doing this, we create a clear relationship between the laneway and the main house, turning it into a functional moment that enhances the laneway space significantly.
