C&W MARKET BEAT 2023 – HOTEL INVESTMENT IN EUROPE A strong final quarter saw European hotel transactions reach nearly €17 billion last year, according to new data from Cushman & Wakefield. During the year, 787 properties were sold, comprising 106,000 rooms worth EUR 16.9 billion. This remains significantly below 2019 levels but is only 4% short of the 2022 total. In the last quarter, volumes reached €5.4 billion, a 13% increase relative to Q4 2022 (€4.8 billion). Several major individual deals drove these volumes, including the sale of the Westin Paris Vendome, the Center Parcs Allgäu in Germany, the Six Senses Hotel Rome, the Mandarin Oriental and Hotel Sofia in Barcelona, and Haymarket House in London (office to hotel conversion). 🔔C&W HOTEL MARKET SPOTLIGHT - PARIS The sample of branded full-service hotels in Paris city centre recorded an increased profit during the 12 months running to September 2024. ⭐The GOP PAR grew by 6.6%, driven by 5.9% revenue growth and despite a rise of operating expenses (+5.4%). ⭐The Rooms revenue increased by 3.3% (RevPAR) driven by ADR growth (+2.1%), while occupancy increased only moderately to 76.4% (+1.1%). ⭐Despite the ongoing cost pressures, 44% of revenue growth flowed through to the bottom line, resulting in an increase of GOP margin from 38.8% to 39.1%. ⭐Supply growth remains constrained with some 1,500 rooms estimated to open throughout 2024, resulting in a 1.1% supply increase. 🏅 The Paris Summer Olympics had a notable positive impact on the hotel market. Nominal profits in July-August increased by 70% (GOP PAR), with profit margins surpassing 50% during the summer period. From the International Hospitality Investment Forum in Berlin, Marriott International, Inc. today announced plans to add nearly 100 properties and over 12,000 rooms to its portfolio in Europe portfolio through hotel conversions and adaptive reuse projects, the conversion of existing buildings into a hotel, by the end of 2026.
