We all know the office building market is underwater significantly. The two mutually inclusive solutions are interest rates declining with the correlative reduction in cap rates and space market demand improvements. There is no new supply pressure. Capital markets alone cannot be the solution. We need significant space market demand improvement. This will likely not occur until employers require full time office attendance. This is the demand solution. If this does not occur, losses will be realized throughout the capital stack with potential wider spread implications. Let’s be smarter and more wise. Cheers!
