With so much justified buzz around the QSR and Fast Food space, especially following the exceptional Guzman y Gomez Mexican Kitchen float, we are pleased to put out our detailed analysis of the sector that covers 53 major brands spanning 9,800 national locations led by Subway® Australia, McDonald's, and KFC. Across the capital cities we found an effective (competition-adjusted) population catchment of 2,400 people per store for a typical 3km catchment, although this varied widely across national regions. Looking at shopping centres in particular, we identified 199 in metro locations where the effective population was at least 50% above the region average, showing a clear need for an additional operator. Some interesting stats about the continued US Restaurant chain closures In 2024. A mix of underperformance issues, financial pressures from inflation, strategic realignments, changing consumer trends and overall cost-cutting objectives have all contributed to the recent wave of location closures across the United States... #RedLobster currently operates 570 locations and closing 100. #RubiosCoastaGrill closed 48 locations.. #Applebee's has faced numerous closures, shuttering around 300 restaurants since 2017. Last year, the chain closed 46 locations, and this year, Applebee's is bidding farewell to 25 to 35 more locations. #TGIFridays announced the closure of 36 locations. #Denny's shut the doors of 57 restaurants in 2023 and plans to close 10 to 20 locations in 2024. #BostonMarket has closed 273 locations of its 300. #ModPizza shut down 27 locations. #OutbackSteakhouse, Carrabba's Italian Grill, and Bonefish Grill, announced that it closed 41 "underperforming locations. Del Taco is an American Mexican inspired restaurant with locations predominantly in the Southern and Western parts of the country. Del Taco has approximately 600 locations in 16 states. The restaurants are situated in high traffic areas, which makes them highly sought-after properties. The NNN lease term is usually 20 years with attractive rental escalations of 10% every five years. Del Taco first grew popular in California before expanding to its current multistate footprint. Now, the Mexican quick-service restaurant (QSR) brand is executing a plan for growth that goes beyond the QSR market. Not only did the chain recently hold a double grand opening for locations inside TA Express sites in Arizona, but it's also making long-term plans for the convenience channel. The company currently has 12 Del Taco units in operation inside c-stores and travel plazas, with four more in development. 🚨FOOD INDUSTRY NEWS🚨 Subway Chief Executive John Chidsey is retiring from the restaurant giant at the end of the year, marking another C-suite change in a tumultuous year for restaurant chains. Chidsey, 62 years old, has led the world’s largest subway sandwich company since 2019, and helped sell the chain to Roark Capital in a more than $9 billion deal last year.
