I saw a post on here about maintenance of watercourses and in particular riparian ownership responsibilities. Annoyingly I clicked off the post and now it’s vanished but, I wondered if we are unrealistic in terms of riparian ownership responsibilities? I probably have conversations on a weekly basis with different landowners about their riparian ownership responsibilities- generally because in the eyes of the authorities they aren’t doing them. But in 90% of the cases they don’t understand them. Is that an active choice due to cost or because it’s unrealistic? I think about complex urban watercourses - an individual owner is never going to upkeep their portion of the channel. Equally, it could be because our watercourse network is complex with multiple culverts, inflows etc. How do we improve this?

Bluerock recently completed a Highest and Best Use report near the Hamlet of Bragg Creek within the municipality of Rocky View County. Highest and Best Use is defined by the Canadian Uniform Standards of Professional Practice as “The reasonable, probable and legal use of property, that is physically possible, appropriately supported, and financially feasible, and that results in the highest value.” Highest and Best Use of a property is an economic concept that measures the interaction of four criteria: legally permissible, physical possibility, financial feasibility, and maximum profitability. This Highest and Best Use report encompasses these four criteria with the following: • Physical possibility thorough examination of the property’s development context, topography, and site constraints including its physical and environmental attributes. • Legally permissible through a comprehensive review and analysis of relevant land use planning and regulatory documents governing the land parcel. • Financial feasibility and maximum profitability through an overview of available infrastructure, adjacent development patterns, concept planning and site yield maximization This report aims to provide valuable insights to the client, facilitating informed decision-making regarding the future of this land. #highestandbestuse #urbandevelopment #braggcreek

In our latest blog on land development, we’re looking at the criteria for these different types of land and where they can be found. https://lnkd.in/eDCuaqgs #CBHomes #brownfield #greenfield #Cheshire #greybelt #housebuilding #localdevelopment #localplanning

As with most things in life, time calls for change ... Nevertheless, I will always be proud of my involvement in the retaining wall business and how we worked to elevate the service for customers' complete satisfaction. On a similar note - We finished right on time the retaining wall installation in Buford, GA. A total success as I look back on the tight timeline. We came in and stabilized the slope by the creek in only 2 days. #womeninconstruction #projectmanagement

With summer quickly approaching many of us have lake living on our minds along with our project lists. If you are new to waterfront living/ownership you many not be aware that riparian/littoral rights are subject to reasonable governmental regulations. For instance, government regulations may limit the amount of dock installs at a single waterfront land parcel or properties that may gain access to a lake from a given access location. In addition, EGLE (the Department of Environment, Great Lakes and Energy) may require permits be pulled before you can perform certain work. Some examples include: 🔹Dredging or placing fill in a lake or stream. 🔹The construction of a seawall or riprap wall. 🔹Modifying the riparian shoreline, including shoreline restoration projects. The Linnell Team can explain and/or defend your riparian/littoral rights, and assist you in making the right call for developing and using your waterfront property. We offer a complimentary phone consultation to discuss your situation. Give us a call! ☎️ Linnell & Associates, PLLC | 248-977-4182 #michigan #lawfirm #realestatelawyer #realestatelawfirm #investors #houseflipping #llcformations #propertytaxappeal #businesslaw #estateplanning #probate #realestateagents #linnellandassociates #linnellfirm #ladybirddeed #constructionlawyers #RiparianRights #littoralrights #shortsale #foreclosure #waterfrontrights #lakeliving #waterfront

Kentucky’s land surveying heritage is deeply rooted in its early exploration and settlement. Pioneers like Daniel Boone and John Floyd played pivotal roles in charting the state’s landscapes. For instance, Daniel Boone earned substantial income as a deputy county surveyor from 1783 to 1797, a dangerous job in frontier Kentucky. He made legal surveys in six Kentucky counties, including Clark. Boone’s first eleven surveys were for William Bush and became the basis for the Bush Settlement, with the first made on January 7, 1783. The state’s unique blend of metes and bounds, combined with the Public Land Survey System, reflects its diverse heritage. Organizations like the Kentucky Association of Professional Surveyors (KAPS) continue to uphold and advance the profession, ensuring that modern practices honor the rich traditions of the past. For those familiar with Kentucky’s land surveying traditions, how have these historical practices influenced modern surveying techniques and land management in the state?
