Normally I train my tenants NOT to bother me on weekends unless it's true emergencies involving water or, God forbid, fire - or another 911 emergency. My tenants know I am not a RITZ hotel, and it takes time and money to place weekend service calls. But if it's something that can't wait, they know better to call me immediately. This is a tricky one. Yes it’s great to take calls from trustworthy tenants for emergencies and I do. but if they start calling for ridiculous things (yes, tenants have bothered me on weekends for a light bulb), they may lose that privilege.

It is so important that you hold that boundary line with tenants regarding weekends and that you apply it the same way to everyone. There is a super easy fix to this situation that involves zero phone calls from tenants and emergencies handled immediately. See my post tomorrow on that exact topic!
