A NEW DAY DAWNS 240 Ulster Street, Whitiora A new day dawns for the ‘Sunrise Motel’ which is undergoing extensive refurbishment and strengthening work. After a change in direction, the commitment has been made by the owners to sell down one of the properties in their portfolio. This opportunity is offered up for sale, but it may not last. Being sold with vacant possession, an astute buyer can purchase this ‘brick and mortar’ freehold property. Build the business up for cashflow or on-sell the business and keep the investment nest egg. Along with moteliers, given the size and scale of the property, this offer could suit add-value investors, community and social housing providers, land bankers, or developers. Located within walking distance to the CBD, this property offers easy access to supermarkets, shops, river walks, and Waikato Stadium. Ulster Street is known as Hamilton's 'Motel Mile' and is recognised as a blue-chip investment location. Sunrise Motel features 13 brick and aluminium units and a favourable single-level construction. Situated on a large, flat 2,039sqm freehold title, zoned high-density residential, this may lead to future redevelopment opportunities. A rare zoning overlay here supports visitor accommodation in NZ’s fastest-growing region. Hamilton City requires more quality short-term accommodation, providing the buyer with great prospects. All the refurbishment work is to be completed by the current owners before settlement. A strategic investment the buyer of this asset could benefit from long-term gains and substantial cashflow. Call the exclusive agent, Vaughan Heslop, today for further information.

The City of Toronto is moving towards promoting smaller-scale retail in existing residential neighbourhoods. This stretch of Hamilton's James St. S. provides some idea of what that could look like. While James St. is a major street in Hamilton (equivalent to Yonge St. in Toronto), there are still sections where the buildings look a lot more residential, like this stretch (as there are on Yonge). And while these buildings may have hosted office space or shops (in addition to housing) for many years, there was still a lot of valuable space being taken up by front lawns. As you can see from the picture, many of these buildings now have additions which bring the commercial space right up to the sidewalk, make for a much more interesting streetscape, and of course add significant extra commercial square footage. This is what I was looking to see happen on Dupont Street in Toronto, but there are also many other streets where something like this could work well. Would you like to see this kind of mixed use shopping street in your town or city? Do you already have one? If so please share in the comments :) #Commercial #Residential #SmallBusiness #MixedUse #ShopLocal #SupportLocal #HamOnt #Toronto #Tkaronto #RandomMusings

Cited Property are instructed to sell the House of Fraser in Darlington. Darlington is a historic and industrial market town in the County of Durham, England. Renowned for its engineering industries, award-winning theatre and arts venues. The subject property is situated in a commanding, corner position at the junction of Blackwellgate and High Row at the southern end of the town’s main retailing area. Thanks to its substantial footprint, the property also benefits from frontages on to Blackwellgate and Mechanics Yard. It is located less than 200 metres from the Cornmill Shopping Centre which is the town’s main shopping destination. Other nearby occupiers include Boyes, Greggs, Caffe Nero and the popular Darlington Covered Market. The property is formed by several buildings that have been amalgamated to provide the current arrangement. The department store totals approximately 145,556 sq ft (GIA) and is arranged over lower ground, ground and four upper floors. The subject property is on a licence to occupy to House of Fraser. The licence was signed in 2021 by SDI (PROPCO 37) Limited. House of Fraser are currently trading from the property by way of a license to occupy. The license is determinable by both landlord and licensee at any point subject to not less than 3 months’ notice. The subject property is a local and cultural landmark that could be suited to an array of alternative uses, subject to planning and feasibility. We believe options include: • New Lease – either with the existing or an alternative occupier on the current demise. • Mixed-Use Redevelopment – we believe the ground floor could be reconfigured to provide a combination of high-quality retail and leisure units. The upper parts could then be repurposed for either residential, office or hotel use. • Leisure – there are numerous requirements for large town centre space from indoor entertainment and experiential leisure occupiers. • Cultural, Health & Community – working alongside the local authority to capitalise on the advancing regeneration of Darlington town centre and repurposing one of the town’s most iconic buildings to a community use. We are instructed to seek offers in excess of £1,000,000, subject to contract and exclusive of VAT. A purchase at this level would reflect a capital value per sq ft of just £6.87. For further information, please get in contact with Benjamin Wood or Bradley Maher. #darlington #retail #sale #assetmanagement #durham #property #commerical #opportunity #getintouch

🏘️ From Mall to Masterpiece: The Transformation of Collin Creek Mall 🏗️ What used to be Plano's iconic Collin Creek Mall is now turning into a stunning new community! A row of sleek blue townhomes has sprung up as part of Centurion American’s $1 billion redevelopment project. Homes are officially for sale with move-in ready units available this month! This master-planned community is bringing 500 single-family homes, 2,300 multi-family units, and 300K sq. ft. of retail and restaurant space to the area, marking a major milestone for Plano’s growth. While we don’t recommend investing in Plano due to higher price points, it’s projects like these that show the power of what investing anywhere in the DFW metroplex can become. 🏙️ LEARN MORE ABOUT THE MARKETS WE RECOMMEND: https://lnkd.in/gXg4_-NV READ MORE: https://lnkd.in/gu92AdJx #DFWRealEstate #PlanoTX #CollinCreek #MetroplexInvesting #SlaughterInvesting

McLaren Living lands another £240m Reading site McLaren Living has been chosen as preferred bidder for the £240m Minster Quarter scheme in Reading. McLaren Living has appointed a preferred bidder for the £240m Minster Quarter scheme in Reading. The site will provide 612 homes, a 100-bed hotel, and 20,000 square feet of commercial space alongside Reading Borough Council. The Minster Quarter win is all the more tangible a week ahead of when placemaking specialists McLaren Living disclosed it would develop the adjoining Broad Street Mall area to form another mixed-use local community inside Reading’s town centre. Jobs at Minster Quarter will briefly demolish the old Civic Centre site to develop a whole new district. However, the Broad Street Mall scheme will have 600 build-to-rent housing flats and 15000 square feet of commercial, retail, and leisure space. The site will deliver 612 homes alongside a 100-bed hotel and 20,000 sq ft of commercial space in partnership with Reading Borough Council. The Minster Quarter win comes just weeks after McLaren Living revealed it would redevelop the adjacent Broad Street Mall to create a new mixed-use neighbourhood in Reading’s town centre. Work at Minster Quarter will transform the town’s former Civic Centre site into a new neighbourhood, while the Broad Street Mall development will contain 600 build-to-rent flats and 15,000 sq ft of commercial, retail and leisure space. Despite the project’s promising outlook, the proposed percentage of affordable housing within the Minster Quarter has sparked debate. Councillor Rob White advocates for a 50% allocation, while council leader Jason Brock suggests a more feasible policy-compliant level of 30%. The final decision on this matter will significantly impact the project’s direction and potential to cater to a broader demographic. #constructionindustry #constructioncontracts #citydevelopment
