#groundbreakingceremony | Yesterday, C2 attended the ceremonial groundbreaking for the revitalization of Summit Avenue Redevelopment project. The project will create 38 new homes in place of long vacant and abandoned properties in the City of Schenectady. The project is led by developers, Aik Property Group LLC, and MLB Construction Services in partnership with the City of Schenectady (Schenectady Mayor Gary McCarthy) and members of the City Council, the Capital Region Land Bank and members of the Schenectady County Legislature, New York State Homes & Community Renewal, The Community Preservation Corporation, and Schenectady County Metroplex Development Authority. Together, these stakeholders will provide home ownership opportunities to create equity that can eventually be converted into generational wealth for a family living in the Hamilton Hill neighborhood. As part of our recent Spring Update report, we shared one of #BaltimoreTogether’s recent wins. The completion of Phase 1 of #PerkinsSquare marks a significant milestone in the #PerkinsSomersetOldtown (PSO) Transformation. This achievement aligns with our commitment to #InvestinPeopleAndPlaces throughout #BaltimoreCity. Phase 1 of the mixed-use, multi-phase redevelopment project delivered 103 new mixed-income housing units. Supported by $40 million in #ChoiceNeighborhoodImplementation grants, the Perkins Square community will encompass 796 of 1,651 new mixed-income units being developed across the entire PSO. This project exemplifies #BaltimoreTogether’s dedication to redeveloping blighted properties and increasing population through strategic neighborhood enhancements. The recent adoption of the City's Housing Element plan to meet the 6th cycle of the California Department of Housing and Community Development's (HCD) Regional Housing Needs Assessment (RHNA) paves the way for a more vibrant and diverse community. The plan includes: Increased Heights and Densities: Allowing for a wider range of housing options, fostering a mix of single-family homes, townhomes, and apartments. Transit Priority Areas (TPA): Encouraging development near public transportation, promoting walkable and sustainable neighborhoods. Focus on Affordable Housing: Integrating more affordable units to create a more inclusive community. tlrs architecture is currently tackling a project that exemplifies this new vision by designing multiple units on a single family lot. Vancouver’s planning labels it non-market vs. market housing—a term that might be clearer. The zoning bylaws are more tailored and guided by process in Vancouver versus Toronto, oddly more informal. The province grants Vancouver planners extra municipal authority, like design review boards with expert oversight. Architects have long served on public committees to foster public trust. Yet, despite the bureaucracy, Vancouver also lacks sufficient non-market housing as supply issues remain severe. They’ve introduced creative formats like SRO housing, or Single Room Occupancy—a tower of tiny units similar to Mega buildings in Cyberpunk 2077. However, an enduring divide between capital and planning hampers progress despite ample tax incentives. Nimbyism, prevalent there, plays a part. A walk down Granville Ave reveals the stark reality of homelessness, violence, and addiction.
