Yesterday, I attended Bisnow's webinar "Truths and Myths of Building Amenities". Firstly, I was struck by the fact that although this was a US based and focused webinar, just how much it resonated with what we do in the WelcomeOffice team at Workman LLP. Here are my main takeaways: Customisation is key: There is no one-size-fits-all solution—tailoring amenities to tenant demographics, building locations and occupier needs is essential. 🚉Commute-worthy amenities: As noted by Katie Rodrigues, amenities should be people-centred and reflective of occupiers' needs, with flexibility in design. People commute to collaborate therefore amenities must serve this purpose. Flexible amenity spaces: Rigid, fixed wellness spaces such as a massage room underperform compared to flexible, curated amenity spaces. 📅 Meeting & Event Spaces: Large, purpose-driven meeting/event spaces with excellent AV equipment are highly valuable to occupiers, especially when they fulfil needs that tenant spaces cannot accommodate. Synergy with Occupiers' own services: Landlords should consult with occupiers to ensure amenities complement, rather than compete with, tenant-provided services. 📲Technology: Should be used, but not solely relied upon. It can provide insights on experience, utilisation, and sustainability. Hotel-Style Experience: There is a movement emerging in the Property Management sector aiming to bring a high-end hotel feel to the office space through curated amenities and services – this has been a key ambition of Welcome since it was established. 💡 Predictions & Future Trends: Customised event programmes, Community Managers such as Cassie Iles' role within the Welcome team, and data-informed decision-making will shape future amenities.
