Great case study on driving the best outcome by bifurcating income for a sub-5 cap.

Congrats to the CBRE Capital Markets team on the medical trifecta - closing the building, structured the loan and selling the rooftop income to a separate buyer. Michael Kane was the needle mover by sourcing the rooftop income buyer where cap rates are trading sub-5% in today's market. In this case, Mike got a 4.76% cap rate for the three separate cell tower leases.
