🚨 NAR Changes Take Effect TOMORROW 🚨 Ignore this if you’re okay with losing clients or making less money. The new rules mean not all seller’s will be paying your commission anymore, so how are you going to get paid? If you’re not prepared, you’re going to lose out. But I’ve got your back. Watch our 3-minute video that explains exactly how to ensure you still get your commission—even when the seller won’t cover it. DM me for the video link, the full recording, and an example of the digital buyer’s presentation we help you create. This is how our partners are converting at a higher level by getting that buyer broker agreement signed every time. Don’t get left behind—act now! 💼 #RealEstate #NARChanges #RealEstateAgent #BuyerBroker #Commission #RealtorTips #HomeBuying

When it comes to how a buyer’s agent gets paid, transparency is key! The recent National Association of REALTORS® (NAR) changes introduces new requirements for upfront discussions in commission fees, empowering buyers with knowledge. Now, you'll clearly see how commissions are structured and what you're paying for. This shift allows you to make more informed decisions and ensures you're getting the best value for your investment. Transparency first! Plus, having a buyer written agreement outlines the roles, duties, and compensation of your REALTOR®, ensuring clarity from the start. 📈🧠 #CommissionTransparency #SmartHomeBuying #RealEstateInsights #cbtomlinson

Cash offers may seem daunting, but don't worry, you've still got moves: Get fully pre-approved: Show sellers you mean business 📄 Offer a larger earnest money deposit: Demonstrate commitment 💰 Minimize contingencies: The cleaner the offer, the better 📝 Be flexible on closing date: Accommodate the seller's needs 📅 Write a personal letter: Connect emotionally (where allowed) ✉️ Act fast: Be ready to view and offer quickly ⚡ Remember, cash isn't always king. Sellers sometimes prefer certainty and smooth transactions over pure cash. Only relying on portals and agent emails to find your property. There are many other ways to find a property and ones that will ensure you get a better price too. 3. You can actually afford to buy.
