Why are people in North Philly saying 'no' to a proposal for an 8-story, 204-unit apartment building? Not enough parking! Only 82 spots are planned, including some electric car charging spots and handicap spots. I can see their point. While not every resident will have a car, most units will likely have more than one resident so that could mean 100+ more cars on surrounding streets. On the other hand, it is easily accessible to local transit and if we want to alleviate some of our affordable housing issues, we need to start green-lighting more projects that will add supply to our housing stock. #Philly #PhillRealEstate #RealEstate

I have been in commercial real estate +30 years and not once taken part in a CRE training, class, webinar, conference or meeting that focused on neighborhoods with the same distinction given to Downtowns, the Central Business Districts (CBD) and the Suburbs. Black and Brown neighborhood and the people that live there are often condidered less important, less valuable. And because of that less than mindset (historical and even today) investment dollars are directed and focused on the three green boxes of - Downtown, the Central Business District (CBD) and the Suburbs.
