Have you ever wondered about the steps to purchasing commercial real estate in Arizona? Step 3 is due diligence. During escrow you conduct due diligence. Your lender will likely want an appraisal and copies of all the same information you are reviewing. You should be sharing this info early and often so you don’t have any lending issues after your add period. If you want to know more about this topic or to just connect and talk shop, you can message me or call me at 623-476-3238. I’m happy to chat about it. Have you ever wondered about the steps to purchasing commercial real estate in Arizona? In my opinion there are three steps prior to completing the purchase of commercial real estate: 1) search the property (research, analyze, dd, and others), 2) negotiate the terms and deal docs (LOI, PSA, and lending docs), and 3) conduct your due diligence (maybe the most important step). There is often overlap in the steps and they do not always progress first to last. If you want to know more about this topic or to just connect and talk shop, you can message me or call me at 623-476-3238. I’m happy to chat about it. When analyzing an offer on behalf of a seller, there are many things to consider. ➡️ We want to make sure their deadlines are tight and they are leading with urgency on their due diligence. We don’t want to tie up your property because of dilly-dallying! ➡️ We want to look at the specifics of their due diligence terms - are they taking into account all that we have disclosed? Are they realistic with the condition of the property? This is why we disclose up front - it’s actually a negotiating tactic! ➡️ We also want to consider their means of purchasing - financing vs cash. What paperwork are they providing to support this? It’s not just about price although that is very important! The goal is to make sure we can get to the closing table with that price. #homesellingtips #homeselling #homesellingprocess #bostonrealestate #bostonrealtor #bostonrealestateagent
