When Steve Stivala opened the Property Malta National Conference by quoting the “𝐟𝐚𝐥𝐥𝐚𝐜𝐲 𝐨𝐟 𝐜𝐨𝐦𝐩𝐨𝐬𝐢𝐭𝐢𝐨𝐧”, I immediately knew this was going to be good. Imagine you're at a play, and someone stands up to get a better view. It works—for them. But if everyone stands, no one’s view improves, and the experience worsens for all. Now apply this to property development: One pencil block might bring value to its owner, but if every neighbour does this, it leads to overcrowding, infrastructure strain and a worsening quality of life. What’s good for an individual doesn’t necessarily translate to the common good. Moreover, for most of us, 𝐛𝐮𝐲𝐢𝐧𝐠 𝐩𝐫𝐨𝐩𝐞𝐫𝐭𝐲 𝐢𝐬 𝐭𝐡𝐞 𝐛𝐢𝐠𝐠𝐞𝐬𝐭 𝐟𝐢𝐧𝐚𝐧𝐜𝐢𝐚𝐥 𝐝𝐞𝐜𝐢𝐬𝐢𝐨𝐧 𝐨𝐟 𝐨𝐮𝐫 𝐥𝐢𝐯𝐞𝐬.
