Yesterday I had the amazing opportunity to sit down 1 on 1 with Jake Pence. Here are the top four lessons I learned from our conversation and how I am thinking about them actionably: 1. Find out how to make money quickly; don't just think long-term. Once I start my entrepreneurial journey, I will still need to be able to pay my bills. I can accomplish this by working full-time while starting my firm in my free time (my plan), working for a few years while building up savings, or starting big (100+ units) so that a competitive market rate acquisition fee and asset management fee can sustain me before the promote kicks in. 2. A property manager can make or break a deal. There are really only two solutions that I can think of: Firstly, I could extensively vet property management firms in the area, while also getting references from other local investors I know well. Secondly, I could do big enough deals where I can bring the property management in-house. 3. Partners are very important. Make sure you know the person very well before forming a partnership. I will spend hours upon hours with people who I think I may want to partner with, before even mentioning that a partnership would be beneficial for both of us. Also, I will make sure that they bring either skills, money, or time to the table that I don't have. 4. Relationships may not pay off quickly, but if nourished, they may when the time is right. I will always treat people with respect and stay in contact, because I may never know when an owner will be ready to sell, and I won't know when a potential investor is in the financial situation where they have capital ready to deploy. Thank you Jake Pence for the very valuable lessons, and thank you especially for when, 12 months ago, you gave a motivated college freshman the opportunity to enter the world of real estate professionally!
