As the city attracts tourists from around the world, the growth of STRs has provided a unique opportunity for economic development, job creation, and community growth. This analysis examines the available data on STRs in Detroit, focusing on key indicators such as Transient Occupancy Tax (TOT) revenue, tourism, job creation, property values, public safety metrics, and other relevant data points. Boost to the Local Economy: Transient Occupancy Tax (TOT) Revenue TOT, sometimes referred to as "bed tax," is levied on visitors staying in short-term accommodations. Detroit has experienced a steady rise in TOT revenue over the years, reaching a record high in 2023. From 2015 to 2023, TOT revenue from STRs in Detroit increased by nearly 75%. In 2015, the TOT revenue stood at approximately $10 million, and by mid-2023, it had reached $17.5 million. Seasonal events such as the North American International Auto Show, Movement Electronic Music Festival, and the Detroit Jazz Festival have consistently contributed to spikes in TOT collection during peak months. I spent the past week driving around town, dropping off small holiday gifts and chocolates to clients. (It’s amazing how a little gesture can go a long way.) But here’s the funny part. As real estate professionals, we live and breathe location, location, location - yet when I searched for a few company names on GPS, they were nowhere to be found. Nowhere. Not on the map. Invisible. It got me thinking. We obsess over physical locations, but what about our online locations? Try typing your company name into Apple Maps or Google Maps and see where you’re at. Your customers and clients search for you online before they search for your front door. Make sure your online location is as updated as your physical location.
