Alceon Qld is pleased to announce that we have reached Practical Completion of the base building works for the refurbishment of the former TAB building in Albion. We have officially handed over the building to the new tenant, who will now complete their internal fitout. Once regarded as one of the ugliest buildings in Brisbane, this iconic structure has undergone a remarkable transformation. Previously considered only fit for demolition, the building now boasts a renewed life expectancy of 30+ years. Project Highlights: Retained Structure: Instead of demolishing the building, we opted to retain the main structure, preserving the architectural heritage and significantly reducing environmental impact. Internal Overhaul: The internal floors were completely gutted, all asbestos was safely removed, and we replaced all essential services including electrical systems, air conditioning, lifts, and other critical infrastructure. Sustainability: The refurbished building is designed to achieve a 5 Star NABERS rating, reflecting its high environmental performance. By retaining the existing structure, we have saved over 6,000 tonnes of CO2, underscoring our commitment to sustainable development. It’s a tale of two markets in the New Jersey industrial arena. At one end, occupiers are scrambling for small bay spaces (under 50,000 SF) as that segment is mostly full, with little new supply on the horizon. At the other end, availability rates are in the double digits for properties sized 100,000 SF and up. In fact, there is over 74 million SF of available space across the Garden State in this size bucket, which includes 14 million SF at buildings still under construction. Needless to say, it will take some time to fill the biggest boxes, particularly in South Jersey, where competition for tenants will be fierce with numerous large projects approaching the finish line. #newjersey #industrial #realestate #construction #availability #costar

Changes to Vancouver zoning bylaws will allow for wider and more creative use of coveted industrial land, reported BIV News. "The city’s updated I-2 zoning regulations aim to address maximize industrial land use amid low industrial vacancy by allowing certain kinds of tenants to occupy the upper floors of light and medium industrial buildings." “The zoning amendments serve to modernize the types of activities that are permitted on the upper floors of industrial buildings, making it easier for developers to bring forward more projects and increase industrial supply overall,” said the City of Vancouver in an email. The vacancy rate for industrial land in Metro Vancouver reached 1.4 per cent, as of the fourth quarter of 2023.
