POV: Day I receive the assignment: set up inspection, run data, choose comps, email agents about concessions. Inspection day - inspect the home and comparables. Text the agents who ignored the email. Writing day - call agents who ignored the email and the text (at least half). Leave voicemails. Write the report. Sit on it for agents to get back with me. Text the co-broker, asking about concessions. Text the buyer's agent, asking about concessions. Call the co-broker. Call the buyer's agent. Go on Linked in grimace at the AMC that brags about "1 day turn times"

Rough Order of Magnitude (ROM) is a key component when clients expect accurate answers at initial stages….you can’t always deliver precise answers early in the game, but knowing how to scale off of a ROM has always proved to be very helpful. Learn this skill, and hone in on it. You will see dividends in future work and client relations.
