New Jersey Community Capital, in partnership with the city, is helping first-time buyers secure newly constructed homes at deeply discounted prices. Four winners have already received the keys to their dream homes in Venice Park! A message from NJCC President & CEO Bernel Hall: "What we’re trying to do is give people the opportunity to realize a dream of homeownership in a way in which they still have the finances to provide for their family." Through a $100,000 investment from NJCC and the city, plus additional down payment assistance, homeowners can purchase these homes for as low as $150,000 - $175,000. The California Department of Housing and Community Development (HCD) announced the second round of awards from California’s innovative Multifamily Finance Super NOFA (MFSN), designed to spur much-needed housing development by reducing administrative barriers. Of 4,018 homes funded, 3,947 will be restricted to those earning 80% of Area Median Income or below. This includes 723 permanent supportive homes, 805 homes with 3-4 bedrooms for families, and 696 homes for seniors. Funds were set aside for emerging and community-based developers; projects in high-resource areas received scoring incentives. The Multifamily Super NOFA allows developers to apply to 4 separate funding programs through 1 application, saving builders time and money. #ThisIsMyWhy Two years ago we were introduced to Sierra Murray, a woman local to the Capital Region who owned a 2-unit property she wished to gut rehabilitate and breathe new life into the building. With the goal of bridging the racial wealth gap, our Albany The Community Preservation Corporation team got to work. Despite another undervalued appraisal and a skyrocketed insurance premium in a formerly redlined community, we didn’t say, “No,” we said, “How?” We thought creatively and innovatively to assist Sierra with her first construction loan project, while also providing her with technical assistance through our ACCESS Incubator Training Program, and connected her to BIPOC-led housing consultant firm, Let's Brainstorm LLC to assist her pre/post-construction loan closing. The result: a gut-rehabilitated, newly renovated home that will provide #AffordableHousing to two families in Albany. The kicker… this home is on Sierra’s block. I have no doubt this project will be catalytic to transform this neighborhood. When we envisioned launching our training series to empower novice BIPOC real estate developers, this is exactly what I saw in my mind. To see it come to fruition, makes my heart swell. And this isn’t the end for Sierra, it’s only the beginning. We look forward to helping her finance her future projects for development. “If you don’t build, no one will come.” Harpswell, Maine, serves as a cautionary tale about the long-term impacts of restricting multifamily development. It’s a scenario that echoes the concerns raised in some outer borough community board meetings about the City of Yes initiative. Now, Harpswell holds the title of "the oldest community in Maine," with 38% of its population over the age of 65. Despite this, the town continues to reject new development: not one multifamily permit approved since the 1980’s. The consequences are clear: young families have been priced out, leading to the consolidation of the town's two schools into one. Now, even that school is at risk of closing, leaving behind what might soon be a "rich enclave" of retirees. An estimated 17M renters cannot meet the average landlord screening criteria of 600+ credit score, 3:1 income-to-rent ratio requirement, and exclusions for those with eviction and criminal histories. That's 17M people needing a solution that allows them access to stability. In 2019 Housing Connector and Zillow partnered to build a solution. While the vision is that by streamlining how people with barriers access housing with reduced screening criteria, to ultimately decrease the time units sit vacant and the number of days families must experience homelessness, we all know it takes more to keep people stably housed. Zillow is just one small piece of Housing Connector’s robust program, a program with the mechanisms in place in do this. I'm incredibly excited about Housing Connector's official launch into the Dallas-Fort Worth area and near-term expansion into Austin, TX, with future markets on the horizon. I'm even more excited to work with this dynamic organization moving the needle in the homelessness and housing security space everyday.
