Incredible body of work and one that is poised to change assumptions on regional housing demand models. The growing number of one-person households challenges figures on how much housing is needed when the main assumption is an average household size of 3-ish people (or even 2-ish people). On the other hand - are there any organizations looking at proposals to downsize Social Security and Medicare? I realize these are speculative, but as planners we need to stress test a variety of scenarios.

State of the State's Housing report from the University of Washington... Washington faces significant challenges in providing affordable housing for its population. Nearly half of all renter households face high-cost burdens, paying more than 30% (or even 50%) of income on housing costs. Reflecting increasingly costly housing, the homeless population continues to grow. Homeownership has become less and less affordable to middle-income families, with high interest rates and limited supply combining to put ownership out of reach for many. The state’s growing population places additional demands on a supply of housing that is already stretched thin. https://lnkd.in/grgiKf9U

City of Lawrence, KS Despite the public outcry over the recent development code changes, it was a step in the right direction. This article does a great job of articulating why changing demographics and household sizes have had such a dramatic impact on housing. The same is true for public school enrollment and funding...We have been building the wrong stuff for years!

A recent report from the Kinder Institute for Urban Research reveals that the affordability gap in Harris County has surged by 275% over the past five years. This gap reflects the growing difference between what households can reasonably afford—spending no more than 30% of their income on housing—and the actual cost of homes on the market. For context, the report calculates the price of a home a median-income household can afford and compares it to the median housing prices in the area. The results are stark: many neighborhoods are becoming unaffordable, even for households earning as much as $100,000 per year. This alarming trend highlights the ongoing housing crisis, which threatens economic diversity and stability in our communities. As affordability shrinks, it becomes increasingly challenging for families to secure housing within their means. It's time for a collective conversation and action to address this issue in Houston.
