Beachside suburbs from Cottesloe to Scarborough are perfectly positioned to cater to downsizers looking to trade large family homes for upmarket apartments in premium locations. A lack of supply is just one of the reasons that this has been a long time coming and frustrating for many on different sides of the table. “The main challenges to that are ineffective and outdated planning schemes with overly stringent policies that are not aligned with current economic conditions or with the housing crisis," GDD founder Gary Dempsey told The Urban Developer recently. "Clearly, development is continuing at pace, but there are issues holding it back, including a long-standing antipathy towards high-rise development in Perth’s suburbs," according to Hillam Architects principal and co-owner of David Hillam. "There’s no doubt” it is happening and that there is a growing acknowledgement that greater density is appropriate in these locations,” he told the Urban Developer. GDD's Myka Residences, on the Scarborough waterfront, is a case in point. A limited collection of spacious 3 and 4 bedroom apartments with uninterrupted views to the north and south, only two residences per floor and a stunning penthouse occupying the entire top floor. “Following the normalisation of the Scarborough planning scheme back to the City of Stirling earlier this year, they have been more considered in their approach ... and have been supportive and amenable to we well-considered and designed projects,” Dempsey says. As for the age-old comparison to Queensland's Gold Coast, "absolute nonsense and scaremongering" is how Dempsey described it.
