In November, contract activity in the housing market saw a notable upswing, suggesting a potential positive pivot despite ongoing economic challenges. The Pending Home Sales Index showed a 2.2% increase from October, marking its highest point since February 2023 and its fourth consecutive month of growth. This trend highlights a growing resilience among buyers as they adjust to elevated mortgage rates. According to data from the National Association of Realtors, NAR,, the index reached a level of 79, marking a 6.9% year-over-year rise in pending home sales. Lawrence Yun, NAR's Chief Economist, pointed out that consumers have adjusted their expectations concerning mortgage rates, leveraging the increase in home inventory to make purchasing decisions. ### Regional Insights The South led the charge with a 5.2% monthly increase in contract activity, reflecting an 8.5% rise compared to the previous November. The West followed with an impressive 11.8% surge, setting the pace among regions year-over-year. In contrast, the Northeast saw stagnation in growth during November, highlighting regional disparities in market dynamics. Looking ahead, 2024 is expected to be one of the slowest years for existing home sales in decades, with high prices and mortgage rates continuing to pose challenges. After two years of mortgage rates exceeding 6%, buyers are learning to navigate the current economic climate, shifting the market away from a strong sellers' stance. The NAR forecasts a total of 4.5 million existing home sales for the upcoming year, with an annual rate of 4.15 million as of November. Pending home sales, a leading market indicator, suggest that buyers are no longer waiting for significant reductions in mortgage rates to proceed with purchases.
