    𝗙𝗮𝗰𝗶𝗻𝗴 𝗠𝘆 𝗙𝗶𝗿𝘀𝘁 𝗚𝗿𝗮𝘆 𝗛𝗮𝗶𝗿 (𝗔𝗻𝗱 𝗪𝗵𝗮𝘁 𝗜𝘁 𝗧𝗮𝘂𝗴𝗵𝘁 𝗠𝗲) The first time I found a gray hair, I pulled it out. It came back. Lesson learned. I promised never to pull another one again. That gray hair came at an interesting time. A month before our LOI (Letter of Intent) was accepted for our first 28-unit asset. Fast forward, we closed on that property just two days before my 36th birthday. Talk about milestones. Finding that gray hair made me pause and reflect on my life so far. Regrets? Of course. But I’ve realized that nobody lives without them. What truly matters is the trajectory of your life, not the occasional stumbles along the way. It’s easy to compare our lives to others and wish for different outcomes. But at the end of the day, it’s about humility and consistent dedication to your craft. Working toward your “why” and building a future you’re proud of. Right now, I’m embracing the lessons that come with every step (and every gray hair). Credit-card-style rewards from companies like Stake and Piñata offer tenants 1% to 2% cash back, points for home goods, and gift cards. With over 12 million renters spending more than half their income on housing, these programs are now helping over two million renters while boosting lease renewals, even as rents rise. Why the shift? With a flood of new apartments hitting the market—440,000 units in 2023 alone and another 670,000 expected by the end of 2024—landlords are getting creative to fill vacancies.     **𝗟𝗲𝗮𝗿𝗻𝗶𝗻𝗴 𝗗𝗶𝘀𝗰𝗶𝗽𝗹𝗶𝗻𝗲 𝗳𝗿𝗼𝗺 𝗥𝗮𝗶𝘀𝗶𝗻𝗴 𝗦𝗼𝘀𝗮** Raising my Dogo Argentino, Sosa, was challenging at first. Without a routine, everything felt out of control. Sosa, bred for hunting wild boar and guarding, can be very dominant if you’re too passive. Things only improved once we established a system of consistent walks and structured training. I learned the importance of being both firm and nurturing. This balance is crucial in multi-family real estate as well. Underwriting isn’t just about analyzing deals. It’s about having the discipline to follow a daily system, ensuring accuracy and avoiding costly mistakes. Whether it’s training a strong-willed dog or evaluating investments, structure and discipline are everything. What systems do you rely on to stay disciplined? PS: Sosa worships the ground my wife walks on and is her fearless companion lol. I got Sosa cause we used to live in a rough area in Philadelphia and I worried about the safety of my wife (then girlfriend) as I worked late at night. He truly is her shadow and knows just by instinct her safety is top priority. When I come home he just greets me breifly and leads me let him out to the backyard lol. I know he loves me as well but there is definitely a dynamic between me and my wife.
