The US Army Corps of Engineers rates America’s infrastructure at C- and power grid modernization plans are at least 5 years to a decade away from achieving critical benchmarks for an additional draw of a million additional homes per day for one project. I have been closely following the progression of the this plan and quickly noticed that this massive data center project, led by O'Leary Ventures is in the rural wilderness of Alberta, Canada near a large natural gas deposit. Transient motel 🤮 or futuristic housing 🫨? Labor shortages in Data Center Construction will only exasperate leadership in 2025 🤔 due to a consistent lack of safe and decent workforce housing! Seriously, winning the AI race depends on data center construction improving and avoiding delays. Here’s the inconvenient truth: The most talented workers are choosing to go elsewhere where project executives can offer better housing conditions, which reduces stress and better sleep improves mental health and performance. We have spend nearly four years interviewing hundreds of workers across all major skilled trades and housing-related stress in a leading factor on which jobs to accept. Here’s the inconvenient data: 97% of construction professionals report high levels of stress, with mental health challenges costing $210.5B annually. Construction workers are 6x more likely to die from suicide than workplace accidents. 92% of workers prioritize organizations that value mental well-being. Gen Z workers lose 54 productive days yearly to mental health challenges. FACT: There’s not enough workforce housing for LVXP, Brightline West Trains, Sony Pictures Entertainment, Hard Rock, and Athletics projects in Las Vegas! Thousands of out-of-state workers from various #skilledtrades, will be assigned/ deployed, and temporarily relocated to Clark County for years. Less than 3 weeks ago, Las Vegas Review-Journal reporter Patrick Blesserhasset led a story titled “What’s going on with Las Vegas’ construction industry?” describing headwinds including the resource pool (of construction workers): Las Vegas continues to struggle with employment in the construction industry, as Nevada’s overall rate has dropped from August of this year (124,800 workers) to 123,700 in September. According to the Bureau of Labor Statistics, the construction industry's unemployment rate in Nevada is the 47th highest among the 50 states. Economist Mike PeQueen, CFA, CFP with Hightower Advisors in Las Vegas believes that the tide will begin rising soon. Workbnb is the hometown solution that has redefined temporary housing for traveling workers and will be leaning on Nevada Governor's Office of Economic Development (GOED) and other resources to capitalize on “demand” the startup predicted. In 2022, business reporter Sean Hemmersmeier broke our story “Las Vegas startup to offer rental housing for traveling workers” he interviewed Jamie Schwartz, the Director of industry and business engagement at UNLV Office of Economic Development and Dr. Nicholas Irwin, PhD the Research Director at UNLV Lied Center for Real Estate, who said, “there could be a lot of potential for the startup.” In the article Irwin said: many homeowners are looking to make extra cash, and the startup could also work with construction companies that coordinate #housing. “You can definitely see the appeal of something like this,” Irwin said. “Although we have some wonderful hotels and resorts here, if you’re going to be somewhere for a couple of weeks, sometimes it’s nice to not be in a small hotel room and have a whole house.” Workbnb wants to target the construction and medical sector as both often send workers to other states for months at a time, according to Perez. He pointed to construction projects and additions of major league sports teams in basketball, soccer and baseball as something it could capitalize on. “Timing is everything and we feel like this is the perfect time for Workbnb,” Perez said. He also said there is potential for the company to operate in popular markets like Las Vegas that have short-term rental regulations, where the rental period is 30 days or less. “The market for those rentals is overcrowded, and it can be easier for property owners to list with us since we can sidestep those regulations,” Perez said.
