    Occupancy is down - Don't blame marketing You didn't blame or give credit to marketing when the occupancy was great. It's probably not a marketing issue now that your occupancy is down. Drops in occupancy don't happen over night. You can usually spot them coming a mile away. Why this is important Occupancy was down in 2024 and 2025 is not looking much better. Make sure you do these 4 things right in 2025. 1. Proper Reporting - A drop in occupancy should never be a surprise. We have a weekly leasing report that charts current occupancy, 4-week trend and 8-week trend. 2. Leasing is sales - Treat your leasing Team like your sales Team. Make sure they show up and don't stink. Make sure you are not missing calls and leads. 3. Pricing - If your property is not priced correctly your leasing will suffer. You should be reviewing your pricing and leasing performance at the very least 1x per week. 4. Retention - This should be part of your weekly reporting. Do you know how you are doing with your retention? This should be number 1 on this list. What would you add?

  • Ten reasons to get a Unified Data Platform Reason #5:  Ownership, control, and freedom over your data Ownership, control, and freedom are three concepts that often get mixed up. Let’s take a closer look and apply them to the data on your PMS: Do you own the data on your PMS?  Mostly, yes. You can add and delete data as you please; there is always a way to download it all. Often, your data, modified through anonymization or other processes, can be owned by the PMS and used in algorithms or other features, which then are sold back to you. This is a good thing: if they can use your data in a way you can’t and can deliver value back in a way you can benefit from it, and they do so without harming your practical ownership of the data, that can work for you. Do you control the data in your PMS? You don't control your data if you have limitations on what reports you can generate, how and where to move the data, and its uses. And are you free to use it as you see fit? Assuming you have your data, can you use it as you please? Can you easily move it into and out of other PMS? Can you mix and match with other data sources to get a complete view of your business? Can you run complex queries to get the detailed answers you require? If the answer is no to some or all of these questions, then even if you control your data, you are not entirely free to use it as you please. This is why you need a unified data platform. With all your data in one place, under your control, and with the right tools to move, manipulate, and analyze quickly, you own and control your data and are free to use it as you please. That’s one of the many reasons why you need UDP.

  • Ten reasons to get a Unified Data Platform Reason #4: You need it but should not build it. The picture below shows the tools and work that go into getting all your data in one place. This is much work. Have you heard about powerBi or Domo, Snowflake, or Databricks? How about DBT, Airflow, or Aybyte? Less likely. These tools and more are the basic building blocks to create an end-to-end data platform that fetches your data, normalizes it, and makes it available to answer your predetermined questions (BI) and help you look proactively around the corner (ML/AI). Once you buy or set up all these tools, you must use them to build what you want. These are known as “developer tools,” meaning they are meant for software engineers. So software engineers - consultants or on your team - must use these to buy what you want. That is a lot of time, and a lot of money. And then there is the ongoing cost. Unfortunately, software ages like milk, not wine. It requires constant entrance and improvement, which is also on you or your consultants. If you have tried to do this or done some fraction of this, you know how costly and time-consuming it is. If you have not, ask a friend who has, and save yourself a lot of time and money.
