Ten27 Group is a real estate private equity company based in Cincinnati, OH. We’re a vertically integrated organization with investment, asset and property management capabilities. We seek to acquire and develop real estate assets across the Midwest with a keen focus on commercial multi-family and a clear path to high yields.     We have a real problem with mistaking business as merely business. Whether we want to embrace this truth or not, your business (or your role within a business) IS A MINISTRY. The two cannot be separated. How you steward the capital and influence God has given you IS how you do ministry. Don’t mistake your tithe for your ministry. It’s not! And don’t mistake church roles or overseas missions as the only form of full-time ministry. They’re not! Imagine the impact in your own city if all local business owners and leaders of the faith viewed their marketplace role as a ministry first.. 🤔 *Thanks to movements like Redemptive Real Estate and Faith Driven Investor for influencing me to think more deeply and intentionally about these things.

    A major advantage often overlooked in commercial real estate; The ability to see what others can’t, or won’t. One of Ten27 Group’s first major rehab projects was a 4-unit property in Cincinnati. Completely distressed. Kevin Renda, CPA and I were young, hungry and a bit naive (or maybe more than a bit). We walked through and couldn’t help but see so much potential; unique floor plans, potential to add another unit, rooftop deck, etc., etc.. However, we were strongly advised to walk away given the amount of work necessary and the inevitably unfavorable surprises we’ll encounter in order to bring this property back to life. Wise counsel is important. But I’ll admit we completely disregarded in this case 😂 We made the decision in advance to put the work in and figure out the rest. No compromising after close. I’d say it turned out well.. Purchased for $98k Renovated for $200k Valued at $600k+ today ➡️ See what others can’t see, or what they choose not to see. ➡️ Have the stomach to take the risk, even if that risk might be counter to advice (it almost always is) ➡️ Never compromise once the race begins.

    The more data consumed, the more optimistic I become about the next 12-24 months in commercial real estate. I can’t confidently claim this is the best buying opportunity in decades, but it is shaping up to be a phenomenal one. We’re all seeing the negative cracks and positive fundamentals on a macro economic level; ➡️ CRE values have certainly dropped, to the tune of 20-30% since 2022 ➡️ historically speaking, CRE values bottomed well before the market recognized after GFC, therefore many missed the boat - today, trends indicate the boat may be leaving soon ➡️ apartment demand is keeping up, even with record deliveries ➡️ deliveries will fall off a major cliff in 2025+ ➡️ many negative rent growth markets from the last two years have started to rebound ➡️ the disproportionate gap between owners and renters continues to widen given SFH supply and cost of homeownership ➡️ CRE transaction volume continues its YoY decline now at 21 months and counting (this is one of those cracks that creates a positive light for patient, committed investors who are tracking historical data as a reference) ➡️ cost of capital, though expensive relative to recent history, has seemingly stabilized for now as Fed continues to hold ➡️ jobs continue to “grow” but let’s just say the growth is questionable at best .. look at governement jobs as a portion as well as the Household jobs survey which was substantially weaker than BLS ➡️ inflation seems to be reining in? Let’s be honest this one is a mystery On a micro, hyper-local level we are seeing more opportunities arising but nothing that appears “phenomenal”. And I’m not quite sure we will tangibly see phenomenal deals before pulling the trigger. An acquisition might feel mediocre at this very moment. But the likelihood of it positioning today’s buyers for phenomenal liquidity events in the near future is high. We’re buyers, albeit cautious, and excited about it. __________________ What’s your personal sentiment about current market conditions and outlook?

    Risk is right It’s amazing how many are staring a risk in the face and feel convicted to take it, yet won’t. Some for many years. Our fear of losing what we believe is so precious to us (comfort, status, money, etc.) stifles our faith in what could transpire on the other side of taking a risk - MASSIVE IMPACT for you, others and God. In other words, we love the myth of security. Or more bluntly, we’re a slave to it. And it is a myth. A mirage. It doesn’t actually exist. But it’s powerful enough to make us believe self is protected. And sadly, we love this mythical self-protection more than we love anything beyond self. The truth ⬇️ God calls us to risk. Every single day (Matthew 16:24-25). If He didn’t, He would’ve given us prescience and did away with that thing called faith. So risk is right. But we don’t risk for the sake of risk or the result of it, rather for His sake. How? When we step out into this world willing to do hard things involving risk that might have an outsized impact for God but also might result in loss, we reflect a faith that says “even if this fails, God is my strength and joy.” We become more deeply satisfied in Him, and He becomes more fully glorified in us. We risk because we love God. We risk because we want more of God. And if God decides to bear fruit, all the better! That part we don’t have to worry about. ⬆️ that should be freeing and exciting! Imagine a marketplace of Kingdom business folks taking risks in alignment with God, for the purpose of knowing, loving and exalting Him 🤯 If you don’t already know (I’m sure most have an idea) what risk you could or should be taking for and with God, ask Him. But be ready to respond. __________________________ Many understand the benefits and necessity of taking bold risks as an entrepreneur but fail to see what this looks like as an investor. I’ll hit on that in future posts!

    Pace is so crucial to the long term success of a venture. Culture teaches entrepreneurs two methods; 1) move fast, quick decisions, fix later 2) move slow, gain knowledge first, avoid missteps Neither are necessarily wrong but there are two major ingredients missing; surrender and obedience. Go at His pace Go faster and you will fall Go slower and you will quit I evaluate four areas to gauge whether or not I’m walking alongside God in business; opportunity, rest, energy and power. ➡️ Am I forcing opportunity or are doors of opportunity opening for me? ➡️ Am I anxious about growth or am I experiencing rest with where I am now, with where the business is now? ➡️ Am I drained or energized by the work I do everyday? ➡️ Is the power of transformation happening within me, within others around me, within my business and within my community? Ask yourself those questions. As Kingdom doers, more often than not we won’t like our answers.
