The construction of The Apartments at College Avenue continues to move forward! The building shell structure is nearly complete and interior framing and roofing installation are underway. The construction progress is enhancing the streetscape and our community, marking another milestone in bringing affordable housing to Lancaster City. Last weekend, Wagner-Elfner and Burg Funeral Home & Cremation Services celebrated the groundbreaking for its new funeral home in Red Lion, PA. Wagner-Elfner and Burg is known for their commitment to compassionate and professional care for families, leading to it being voted the #1 Funeral Home in York County. We hope the new facility will provide a meaningful space for families to honor their loved ones.

Last week, SDC’s Tom Englerth, PLS presented to this year’s York County ACE Mentoring Program. Tom’s presentation focused on the description and role of land surveyors and civil engineers in a building project. After his presentation, Tom assisted the student breakout groups in siting their proposed buildings on a York County parcel of land depicted on an existing conditions plan. Tom, a former adjunct professor at HACC and PSU Mont Alto, stated after the presentation, “It is always a good feeling to be back in the classroom to assist the future designers of our industry, and based upon the students’ engagement tonight, the outlook of our industry is bright!” Thank you the ACE Mentor Program of Central PA, York Tech Spartans, and all the other volunteers that make this program available and successful to the students of York County.

This week we were invited to present to the Thaddeus Stevens Architectural Technology Studio as an introduction to their Masterplanning exercise. The studio has traditionally focused on the development of a parcel on Keller Avenue in Manheim Township with the goal of teaching students the planning process as they model a mixed-use district. With the adoption of the Train Station Small Area Plan by Manheim Township and the City of Lancaster, we partnered with Mike Domin, Principal Planner at the Lancaster County Planning Department, and Ben Lesher, President of Parcel B Development Company, to review the concept for the Train Station Area, The Yards development, and review general principles of land planning as the studio kicks off. Thank you Thaddeus Stevens College of Technology for inviting us to participate in your class, and we look forward to seeing the concepts your students develop over the next semester!

The new location focuses on providing convenient traffic flow from East Forest Avenue and additional parking for tractor trailers. Happy Halloween! This holiday draws origins from the 2000-year-old Celtic celebration of the living and dead but for the past century has been mostly associated with Trick or Treating. The growth of suburban communities and the end of sugar rationing following World War 2 shaped the desire for walkable neighborhoods which led to Halloween as we know it. As we continue to design residential developments, we strive to provide safe and connected districts that support Trick-or-Treating and the creation of dynamic communities. Last Thursday marked a momentous achievement in the City of York, as Phase 1 of the Northwest Triangle Redevelopment Project kicked off with a groundbreaking ceremony. The Northwest Triangle has commonly been referred to as a 7.9-acre site in the heart of the Central Business District which was formerly home to various different industries over the last 150 years. For the past three decades, the City of York and its partners have made great strives to see the Site redeveloped, including remediation of environmental contamination, and several planning efforts focused on expanding the Central Business District and providing more housing. Phase 1 of the Project, now known as Heritage Crossings, will include 139 apartment units with 20,000 S.F. of commercial and retail space with the goal of creating a live-work community. Congratulations to all members of the development team, including Statewide Partners, Members 1st Federal Credit Union, the City of York Redevelopment Authority, the City of York, and the Redevelopment Authority of the County of York, for getting this Project finally approved. Also, thank you to our partners at Bernardon, MDS Engineering, and C.S. Davidson, Inc. for your collaboration throughout the design and planning process.
