Rhino is excited to announce the acquisition of 2 Executive Drive in Chelmsford, MA. The 113,880 square foot flex/R&D building is fully leased to two great tenants: Rockwell Automation and Qorvo, Inc.. We look forward to taking over landlord duties from our friends at Foxfield LLC, who were great to work with on this transaction, specifically Peter Carbone III. We raised our equity for the deal on CrowdStreet, which continues to be a valuable partner of ours. 2 Executive marks our eleventh deal with CrowdStreet - thank you to David Govshtein, Justin La Tempa, and the entire team for their hard work. Thank you as well to the Newmark team for coordinating the transaction, specifically Matt Pullen, Samantha Hallowell, and Grady Zink. We are grateful to Mathew Insana of BankNewport for providing our acquisition financing and continuing to expand our relationship together. Great work by Conor Reenstierna and Timothy O'Donnell of Newmark in coordinating with the BankNewport team. The Continental Law Group team coordinated a seamless closing process, as always.

Rhino is pleased to announce the sale of 378 S Worcester Street, a 21,100 square foot/4.5 acre IOS truck maintenance facility in Norton, MA. Special thank you to Brian Pinch for originally identifying the acquisition in 2018, extending the lease with DATTCO, INC in 2021, and facilitating the recent sale. DATTCO has been a great tenant at the building and we wish them continued success. Thank you as well to Nicholas Giberson and the Middlesex Savings Bank team for being great partners on the deal, and to the Continental Law Group team for facilitating a smooth closing process. It was a pleasure working with our buyer, Realterm, on the transaction.

Last week, Rhino Capital celebrated its 10-year anniversary surrounded by many of the people who have helped us achieve so many great things together. We are excited to announce that we have acquired 42 South Street in Hopkinton, MA, which was represented by Michael Restivo and Scott Carpenter from JLL. While under contract, Robert McGuire worked with us to execute a long-term lease with Isto Biologics for half of the building, which will move their headquarters to the facility once their buildout is complete. Isto's buildout will include removal of a portion of the second floor, providing 24' clear height for their warehousing and clean room space. Bob and his team are representing the balance of the building for lease. We are grateful for Joe McCarran and Bank of New England for providing our financing for the project, which was sourced by Brett Paulsrud and Tom Sullivan of JLL.
