Asking #rents on 2-bedroom #multifamily units in #Miami-Dade County continued to trend downward from historic highs achieved during 2021-2023, providing relief for renters seeking more affordable rents. The median asking rent on a 2-bedroom multifamily unit decreased to $3,000, down 10.4% from one year ago, based on 16,000 multifamily rental listings on the MIAMI MLS and Rental Beast, a tenant screening and listing platform. Asking rents continue to normalize to more affordable levels after surging in 2021-2022, hitting a peak of $4,000 in May 2022. Asking rents are up 43% from the pre-pandemic level of $2,100 in October 2019. The demand for multifamily housing is strong due to the area's strong #job growth and the #affordability of renting versus owning. In Miami-Dade, Martin County, the median asking rent on a 2-bedroom unit is cheaper than the expected #mortgage payment, insurance, and taxes (PITI) on a condominium unit by $600 and on a single-family home by $2,500.
