Realtor.com’s economists have unveiled their 2025 housing market forecast, and there are a few bright spots in the year ahead. Here’s what to expect: • Home sale prices will grow by 3.7%, mortgage rates will ease, but stay above 6%, and rents will remain virtually unchanged (-0.1%). • An increase in construction—with single-family home starts projected to rise 13.8%—is likely to boost existing for-sale home inventory higher, which is expected to grow by 11.7%. This combination of trends signals something we haven’t seen in nearly a decade: a more balanced market—benefiting both buyers and sellers alike. What really struck me about my podcast episode with Damian Eales, CEO of Realtor.com, was the focus on focus. With tremendous industry challenges, a down market, and very strong competitors, there wasn't really a choice -- the company had to FOCUS. From "a lack of revenue exposes every problem" to "realtor.com, I love you but you're bringing me down," the strategy was all about doing a small number of things well. The example of partnering with arch-competitor Zillow on rentals is a great example. Realtor.com was up against two formidable competitors, Zillow and Apartments.com. Was it really going to win? Focus, focus, focus.
