  • Progress Update on Our Bonner’s Ferry, ID Project: New Home for Dollar Tree & O'Reilly Auto Parts! We’re excited to share progress on our latest development in Bonner’s Ferry, Idaho, where we’re building a new space for Dollar Tree and O'Reilly Auto Parts. With construction still underway, we’re grateful to see the project taking shape despite the challenges that come with late-season work. Timing is everything when it comes to construction around this time of year. One of the biggest hurdles we faced was getting the asphalt down before the batch plant closed or the weather made it impossible. After almost three straight weeks of rain, timing was critical. A big thank you to Wood's Crushing and Hauling, Inc. for their commitment and flexibility. They worked around the weather, found a clear window, and got the asphalt laid just in time to keep the project on track. Their hard work and dedication made all the difference!   • New Dollar Tree & Family Dollar in Darrington, WA – A Successful Partnership with the Community! We’re excited to share the success of our latest project in Darrington, WA—a dual Dollar Tree and Family Dollar location that now serves the community. Working closely with the City of Darrington made this project a pleasure, and their support was instrumental in bringing it to completion. Facing Challenges Head-On: One unique challenge we encountered was securing the three-phase power required for the building. Initially, the Public Utility District (PUD) proposed pulling power from across a highway, which would have required underground boring—a risky and costly process with the potential for unexpected expenses. Instead, we looked for alternatives. Through research, we found a transformer on a neighboring property with the capacity we needed. With the PUD’s approval and our neighbor’s cooperation, we secured an easement, allowing us to access power from this location. This solution minimized risks, kept costs in check, and showed the power of problem-solving and community collaboration.     McDonald's does it. So does Marriott. And Costco too. All these companies sell you one thing, but make money on something else. I call it the mystery money machine. Here's how it works. ➝ McDonald's is the world's biggest real estate company pretending to be a restaurant chain. The company owns 25,000 buildings and lots of land underneath. Franchisees pay rent and McD's cashes in. Flipping burgers is the glue holding it together. (There's no glue in the burgers - promise.) ➝ Costco is a retailer that sold $226B worth of stuff last year. But they barely made money off that. So how did they land a profit of $9B? Memberships. Yup, 80% of Costco's profit comes from the $100 fee you pay just to walk in the door. ➝ Marriott is a hotel chain that doesn't actually own hotels. It just slaps a brand on them. While it does run a few, most of the 30 chains owned by Marriott license the name, operating system, and loyalty program to independent owners.
