The 'new leads' fallacy. Have you ever had a new lead come into your website and be super hot, ready to buy, and things just seem to move super smoothly and quick? Chances are, this has happened to you at least once. And ever since, you've been chasing that high. But what you don't realize is that this 'new lead' is only new to your website. Because for weeks and maybe even months, he's been ignored by other agents who considered it an 'old lead' because they weren't ready to buy right away. So they continued their search on their own, until they felt ready. And when they did, they went to a new website which happened to be yours. And because they were new, you treated them as such. You called them often, you sent them resources, and you build a relationship with them. The only difference here was timing. All your 'old leads' that you're not engaging with are still moving through the buying process. 🤔 What is 'New School' real estate? ⌚ When we talk about 'new school' real estate tactics, we generally refer to activities related to optimizing our marketing channels to attract leads to us. For example, writing blog posts for our website to rank better on Google, or creating videos for Facebook and LinkedIn, or even paying for PPC leads. As you can imagine, these are the activities agents are mostly relying on lately. We can also consider some tools 'new school', such as workflows, automations, and AI-chatbots. But make no mistake. These strategies and tools should enhance what we call 'old school' real estate: calling our database and establishing a personal connection with our leads. So how can you combine the best of both worlds? ✅ Call your database every morning, and with the insights you gain from those calls, tag your leads so that you can put them all on a workflow. ✅ Have many highly targeted workflows, and make sure you put every single lead in at least one of them. But make sure to make them really relevant for each lead, and to not extend them for more than 2-3 touches. Remember: more shorter workflows, rather than a long, generic one. ✅ Use an AI-chatbot (like GeekAI!) to manage your leads when you're not around, but as soon as you're back, call your leads. Remember – if they gave you their number, they're expecting your call. Make these small changes til the end of the year and see what happens. For example, calling for sublet owners who haven't had any prior contact with us, or calling our database every morning to learn more of where our leads are at, or driving around a neighborhood knocking on doors. As you can imagine, less and less agents are engaging in these 'old school' activities. But make no mistake. These are still incredibly successful tactics, and they definitely have a place for your business in 2025. Why? ✅ Because less and less agents are using them, making you stand out if you actually talk to your leads. ✅ Because they're the best way to build strong, personal connections with your leads. This can obviously lead to more sales, but also referrals because your leads can get to know you and trust you. ✅ Because talking to people one-on-one gives you a lot more insights (tone of voice, cadence of speech, choose of words) about where they're at in terms of their buying journey. Our suggestion? From now til the end of the year, take 2hs every morning and dedicate them to calling your database.
