Advisory in Web3 (Fashion and Gaming) | Fashion for Good | Tech for Good | Game design for Education, lecturer in Higher Education,I use game-based learning in my work. Purposeful Games| P2E

Education in Web3 is key to driving adoption. I’m very happy to have started Web3 lectures for ESMOD Paris focused on empowering students to apply core Web3 concepts to develop innovative brand strategies. As we set out to engage students through hands-on experiences and meaningful reflection, who better to launch the program with than two trailblazers in the Web3 space EDA AGUILAR/ EDALOU PARIS and ANDREA ABRAMS from PHYGICODE It’s been incredible to have you both onboard —your feedback this week has been invaluable for the students. Here are some insights from how the students approached building brand awareness, driving engagement, and fostering community and loyalty in Web3. ✨ Gaming and Gamification: Designing custom gaming experiences or gamified retail solutions with rewards and progression systems (PBL) to enhance engagement. ✨ Phygital Retail: Bridging the physical and digital worlds through seamless Web2 and Web3 touchpoints integrations, creating immersive and deeper retail experiences. ✨ Interactive Storytelling: Amplifying the brand’s narrative through AR/VR installations to offer unique, interactive experiences. ✨ Community Engagement: Building authentic connections with niche communities, fostering meaningful discussions around fashion and Web3, and co-creating through loyalty programs. To all the students involved—thank you for your creativity, dedication, and hard work. A special thanks to Benedicte FABIEN and ESMOD Paris for this opportunity.

BoF: The Red-Hot Retail Real Estate Market, in 6 Charts Rents are soaring worldwide, as stores open faster than developers can build new properties. Experts say the mismatch, which has roots dating back to the 2008 recession, is unlikely to resolve itself anytime soon. 👉 In the US, retail vacancy rates have slipped to a 10-year low and rents continue to rise globally. 👉 The rate for new construction of retail developments plummeted in the past decade following the financial crisis and the rise of e-commerce. 👉 Retailers are discovering that finding the right available space for new stores in this environment. In the US, vacancy rates have slipped to a 10-year low. 👉 According to BoF the mismatch between supply and demand for retail real estate in the US has never been more pronounced, with leverage for negotiation fully on the side of landlords. 👉The reversing of "oversupply" in American retail led to hundreds of retail chains shuttering in the past 15 years as e-commerce and other digital commerce emerged as a threat. Rents came down and vacancies soared in most markets. 👉 It’s important to note that not every piece of retail real estate has recovered at the same pace. Undesirable mall storefronts vacated long before the pandemic have largely remained empty and CoStar data shows that mall spaces have a far higher vacancy rate than retail overall, though this wasn't the case prior to 2018. 👉 At the same time, some markets are hotter than others. Following the pandemic, America’n cities in the Sun Belt have become hotspots for migration (Tampa and Fort Lauderdale in Florida; Phoenix, Arizona; Nashville, Tennessee; and Las Vegas, Nevada - the top five cities in terms of rent growth between 2019 and 2024). However, the current environment presents valuable opportunities for expansion in other important markets where real estate is still affordable. 💡 Malls, once the most-desirable retail properties, now have a higher vacancy rate. This trend has not reversed even as shoppers return to stores post-pandemic. Having spent a large part of my career in the mall industry, during three advent of e-commerce and the transition to web2 and the new dynamics of community expansion created by social media, I strongly believe that in 2024, web3 and other tech innovations hold the key to the reinvention of the American mall. Malls have always been extraordinary hubs for community!! We live an a time of intersectional culture and understanding the new rules for phygitality merchandising of product and experiences is key to success!! Thank you Hamptons Tech Week for having me and PHYGICODE join the 2024 edition at the beautiful Longhouse Reserve in East Hampton NY. Incredible conversations about the impact of AI in sports, retail and entertainment. Truly informative conversations about gamification and the shifting software and hardware ecosystem for retail, fandom and many industries for which new data collection formats will be very transformative! Someone recently told me that in an environment oversaturated by events, the truly successful gatherings exhibit these 5 qualities: 1. Interesting speakers with unique perspective 2. Suitable venue 3. Interactive activities for networking 4. No major technical issues 5. Good food I can honestly say that HTW 2024 gets top marks on all 5!! 🎤 I was honored to join 70+ Speakers from across Sports, Media, Entertainment, Startups, Investment, Emerging Technology & Culture with discussions focused around 4 key themes. 🏞️ The event was held at an incredible Hamptons landmark (a treat even for those us us with a long history in the Hamptons) and attendees event got to hear from Carrie Rebora Barratt about the history of LongHouse Reserve. 🔗 The set up allowed for networking on site without distracting the main stage. 📣The hosts made sure to communicate about parking and transportation and had a contingency plan for the unexpected stormy day! 🥙The F&B was superb, which means we didn’t need to leave the area for meals or side bar conversations, and featured product from some of Hamptons’ best eateries as well as some products from speakers. Thank you Stephen, Simon, all the sponsors, the HTW production team and everyone who made this possible! Looking forward to the next one already ✌️ PHYGICODE ANDREA ABRAMS EDA AGUILAR #PHYGICODECONNECT
