Pattern is off to a strong start in 2025. Start by joining us on Jan. 30 for a digital lunch-and-learn about the re-use of shopping mall properties. We'll be joined by Amherst IDA Executive Director Dave Mingoia, CEcD, who will explain how his town is using eminent domain, master planning, and development agreements to reactivate an empty mall as a mixed-used neighborhood. Nonprofit policy, planning, & research agency promoting regional, balanced & sustainable solutions for the Hudson Valley
About us
Hudson Valley Pattern for Progress is a not-for-profit policy, planning, advocacy and research organization whose mission is to promote regional, balanced, sustainable and equitable solutions that enhance the growth and vitality of the Hudson Valley. When business and academic leaders founded Pattern in 1965, their goal was to “build consensus for a pattern of growth that will insure a high quality of life”, and their work plan included the protection of the natural environment, “taking from it only those resources needed to promote economic prosperity”, and providing “adequate opportunities and incentives for capital formation and meaningful, gainful employment.” In that spirit, Pattern brings together business, nonprofit, academic and government leaders from across as many as nine counties to collaborate on regional approaches to affordable/workforce housing, municipal sharing and local government efficiency, land use policy, transportation and other infrastructure issues that most impact the growth and vitality of the regional economy.

New York's rural communities are important. I’ve held two rural roundtables in recent weeks in the Hudson Valley and Finger Lakes. My office brought together a diverse group of New Yorkers, community groups and farmers to discuss issues facing our rural areas, including housing needs, broadband and our food system. The challenges facing rural communities are real but the opportunities, if we better understand how to work together, are enormous. Here is a some of what we discussed 👇 and some of the work my office has done: https://lnkd.in/eHQptgmh Hudson Valley AgriBusiness Development Corporation Cornell University College of Agriculture and Life Sciences Greater Rochester Chamber of Commerce Hudson Valley Pattern for Progress Julie Suarez

This week, Pattern released an analysis of the regional housing market for Q3. The region passed a noteworthy milestone this quarter: the median price of a house was greater than $300,000 in all nine counties for the first time. The chart below shows the median price by county, by year, for Q3. More here: https://lnkd.in/eYJdeFRM

Fact Check: New Housing Doesn't Lead to Overcrowded Schools — Shelterforce Shelterforce FACT: Since 2005, Hudson Valley public schools have seen their combined enrollment shrink by about 48,000 kids. That’s why Pattern spoke with Shelterforce about a common myth that leads people to fight against good housing projects. https://lnkd.in/edrHx2pp

This report on homelessness among schoolchildren throughout New York was inspired by Pattern's latest report, When Hotels Become Home. This deserves more attention. Homelessness is on the rise, and too many children are enduring rides of more than 90 minutes to school because our region does not have modestly priced housing. https://lnkd.in/egXBYjps
