Construction could soon begin on 70 Hudson Yards, a proposed 47-story office skyscraper in Hudson Yards, Manhattan. The 1.1-million-square-foot structure is being designed by Roger Ferris+ Partners and Gensler and developed by Related Companies and Oxford Properties, which are currently in discussions with potential tenants. The building is planned to become New York’s first zero-carbon emission skyscraper and will rise from an assemblage of two adjacent parcels bound by West 36th and 35th Streets to the north and south, The Set at 451 Tenth Avenue to the east, and Hudson Boulevard East and Bella Abzug Park to the west.

Designed by Aufgang Architects and developed by Maddd Equities, which purchased the property for $12 million in 2018, the 99,000-square-foot structure yields 80 affordable units in studio to two-bedroom layouts, as well as 18,759 square feet of lower-level commercial. The Northern I at 38-27 32nd Street stands ten stories and contains 52 rental units in studio- to three-bedroom layouts. The 100-foot-tall structure spans 48,000 square feet with 33 enclosed parking spaces and was built on the site of the former Cyril Weinberg Day Habilitation Center, a two-story adult day care center for those with developmental disabilities. The Northern II at 38-38 32nd Street stands nine stories and yields 64 rental units in studio to two-bedroom layouts with an average scope of 680 square feet, as well as 25 enclosed parking spaces and 381 square feet of commercial space.
