Construction could soon begin on 70 Hudson Yards, a proposed 47-story office skyscraper in Hudson Yards, Manhattan. The 1.1-million-square-foot structure is being designed by Roger Ferris+ Partners and Gensler and developed by Related Companies and Oxford Properties, which are currently in discussions with potential tenants. The building is planned to become New York’s first zero-carbon emission skyscraper and will rise from an assemblage of two adjacent parcels bound by West 36th and 35th Streets to the north and south, The Set at 451 Tenth Avenue to the east, and Hudson Boulevard East and Bella Abzug Park to the west.

The 23rd-tallest building on our year-end construction countdown is 7 Platt Street, a 464-foot-tall mixed-use building in the Financial District of Lower Manhattan. Designed by Hill West Architects and developed by The Moinian Group, the 37-story structure will span 267,760 square feet and yield 250 rental apartments with interiors by Fogarty Finger, as well as 43,740 square feet of retail space on the first five stories and 34 below-grade parking spaces. The property is alternately addressed as 110 John Street and located on an interior lot bound by John Street to the north and Platt Street to the south.

Exterior work is continuing on The Orchard, an 823-foot-tall residential skyscraper at 42-22 Orchard Street in Long Island City, Queens. Designed by Perkins Eastman and developed by BLDG Management Co. under the Building Orchard LLC, the 70-story structure stands as the tallest structure in the borough, taking the title from the Skyline Tower at 23-15 44th Drive. The 635,000-square-foot tower will yield 824 rental units in studio- to three-bedroom layouts, with 248 designated as affordable housing, as well as 13,000 square feet of retail space along Jackson Avenue, 100,000 square feet of indoor and outdoor amenities, and a two-story parking garage with 207 enclosed spaces accessible from a porte-cochere along Orchard Street. The property is alternately addressed as 43-01 Queens Street and 27-48 Jackson Avenue and occupies a full city block along Jackson Avenue between Queens and Orchard Streets.

Construction is complete on Tryon North, a 12-story mixed-use building at 4778 Broadway in Inwood, Manhattan. Designed by Aufgang Architects and developed by Maddd Equities, which purchased the property for $12 million in 2018, the 99,000-square-foot structure yields 80 affordable units in studio to two-bedroom layouts, as well as 18,759 square feet of lower-level commercial. The project stands on a 12,000-square-foot interior parcel by the corner of Broadway and Dyckman Street.

Construction is complete on The Northern, a two-building development at 38-27 32nd Street and 38-38 32nd Street in Long Island City, Queens. Designed by NY Building Associates and developed by Yitzchok Katz of Developing NY State under the 39th Ave Equity LLC, the structures yield a combined 116 rental units and were built in tandem on two parcels at the intersection of 39th Avenue and 32nd Street. The Northern I at 38-27 32nd Street stands ten stories and contains 52 rental units in studio- to three-bedroom layouts. The 100-foot-tall structure spans 48,000 square feet with 33 enclosed parking spaces and was built on the site of the former Cyril Weinberg Day Habilitation Center, a two-story adult day care center for those with developmental disabilities. The Northern II at 38-38 32nd Street stands nine stories and yields 64 rental units in studio to two-bedroom layouts with an average scope of 680 square feet, as well as 25 enclosed parking spaces and 381 square feet of commercial space. The 103-foot-tall structure was built on a formerly vacant property.

Exterior work is progressing on Spring + Thompson, a seven-story mixed-use building at 83 Thompson Street in Soho, Manhattan. Designed by Selldorf Architects and developed by Madison Realty Capital and SK Development, the 75-foot-tall structure will span 26,191 square feet and yield seven condominium units in one- to four-bedroom layouts with an average scope of 3,151 square feet, as well as 2,740 square feet of commercial space, 1,390 square feet of community facility space, and a cellar level. The property is alternately addressed as 182-186 Spring Street and is located at the intersection of Thompson and Spring Streets.

Façade installation is steadily progressing on 1440 Amsterdam Avenue, a 28-story residential building in West Harlem, Manhattan. Designed by Gluck+ and developed by Grid Group and Artimus, the 288-foot-tall structure will span 389,704 square feet and yield 490 rental units with an average scope of 753 square feet, as well as 10,998 square feet of commercial space, a 9,557-square-foot community facility, a cellar level, and 273 enclosed parking spaces. The property is located on an interior lot between West 129th Street and West 133rd Streets.

Construction is close to topping out on 14+C, a 24-story residential building rising at 644 East 14th Street in the Alphabet City section of Manhattan’s East Village. Designed by Fischer + Makooi Architects and developed by Madison Realty Capital, the 200,000-square-foot structure will yield 196 rental units in studio to two-bedroom layouts, with an undisclosed portion reserved for affordable housing, as well as ground-floor retail space. The property is located at the corner of East 14th Street and Avenue C.

Exterior work is progressing on 300 East 50th Street, a 23-story residential building in the Turtle Bay section of Midtown East, Manhattan. Designed by BKSK Architects and developed by MAG Partners LP in collaboration with Global Holdings, KRW Realty Advisors, Krown Point, and Safanad, the 275-foot-tall structure will span 170,000 square feet and yield 194 units, with 30 percent allocated to affordable housing, as well as ground-floor retail space, a cellar level, and a 30-foot-long side yard. 300 East 50th Street Owner LLC is listed as the owner of the property, which is located at the southeast corner of Second Avenue and East 50th Street.
