🏘️ As the only de-duplicated source of address-level data for nearly 80,000 federally assisted rental properties and five million homes in the U.S., the National Housing Preservation Database (NHPD) can keep families stably housed and neighborhoods strong by equipping users with the data they need to preserve affordable housing. In the next five years, 374,497 U.S. homes could lose their affordability restrictions. Communities need to act to create and preserve affordable housing. The right data can equip advocates, government agencies, community development organizations, financial partners, legal aid organizations, researchers, and tenants to intervene and preserve affordable homes in their communities. Curious about specific use cases? Check out these examples to learn more about how organizations are using the NHPD: 🔹Utah quantified how many homes had upcoming affordability restriction expirations to justify the allocation of $60 million dollars to build and preserve affordable homes in 2022. 🔹The U.S. Department of Transportation considers proximity to federally assisted properties when scoring applications for the New Starts Capital Investment Grants Program to promote new public transit investments in areas with affordable homes. 🔹Fannie Mae evaluated the number of federally assisted homes by funding source when developing their Duty to Serve plan. 🔹The City of Norfolk, VA quantified the number of rental homes by affordability level to inform their Strategic Housing Plan Update. 🔹The Kentucky Housing Corporation estimates how much affordable homes are in each county to promote the development of affordable housing in underserved areas when scoring LIHTC applications. 💡 If you are considering repositioning your public housing to another funding stream, consider the following: 🔹 Funding: Section 18 conversions often offer the most generous funding terms, with higher rent levels and access to public housing phase-down funds. 🔹 Program Rules: The Rental Assistance Demonstration (RAD) program provides strong tenant protections, making it easier to secure resident buy-in. 🔹 Eligibility: Factors like disposition requirements, property conditions, and the presence of a voucher program all shape the conversion process. 🔹 Resident Needs: Tenant approval may be required for some repositioning options. Prioritize minimizing displacement and maintaining access to essential resident services. 🔹 Local Priorities: Community needs and local priorities can guide the choice of conversion type to ensure alignment with regional goals. 🔹 Location: The property's location significantly impacts its ability to serve residents. Consider whether to reinvest in the same neighborhood or build in high-opportunity areas. 👉 Explore more insights on public housing repositioning in PAHRC’s 2022 report: https://hubs.la/Q030_Cfv0 #Research #Data #PublicHousing #Repositioning #PAHRC #HAIGroup

🏠 The loss of affordable housing is impacting communities nationwide, forcing many properties to convert to market rate and leaving residents vulnerable to drastic rent increases. A recent article from Fortune shares the story of one resident facing a shocking 200% rent hike after their building lost its affordability protections. Backed by data from the National Housing Preservation Database (NHPD), the article highlights the growing risk as hundreds of thousands of affordable homes face expiring protections in the coming years. The NHPD provides the only comprehensive, de-duplicated source of address-level data on nearly 80,000 federally assisted rental properties and over 5 million homes across the U.S. This data enables advocates, agencies, community groups, financial partners, and tenants to take critical action to preserve affordable housing. 🏡 Explore the full article to understand the challenges residents face when affordable housing protections expire and learn about federal programs that support affordability: https://lnkd.in/e78a6wFa #LIHTC #AffordableHousing #HousingPreservation #NationalHousingPreservationDatabase #Data #CommunityImpact #PAHRC #HAIGroup

Congress has not adequately funded the Public Housing Capital Fund for many years, leading to an approximate $70 billion backlog in capital needs for public housing nationwide. This includes critical maintenance and repairs for site systems, building architecture, mechanical and electrical systems, and in-unit updates. 🛠️ 🔍 Factors increasing capital needs per unit include: 🔹 Large PHAs: Agencies with more than 6,600 units face higher capital needs. 🔹 Family Developments: These types of properties typically require more resources. 🔹 Properties in the West: Western locations tend to have greater needs. 🔹 Row/Townhouse Properties: These property types often incur higher costs. 🏠 Key Cost Drivers: The primary cost drivers for capital needs are systems within units, including windows, kitchens, and bathrooms. 🪟🍽️🚿 👉 To learn more about public housing and its capital needs, check out PAHRC's 2022 report, "Beyond Public Housing: How Public Housing Authorities Are Transforming the Way They Preserve and Expand Their Housing Stock": https://lnkd.in/e-HChmzG #Research #Data #PublicHousing #CapitalNeeds #PAHRC #HAIGroup #AffordableHousing 📊🏘️
