We are excited to announce the successful financial closing of Emerson Place Apartments! Emerson Place is an affordable housing community located in Indianapolis, Indiana. This development will feature 144 apartment homes, including one to four-bedroom units, targeted to households earning between 50% and 70% of the area median income. This marks DevCo Development's first ground-up project in the Indianapolis area and the state of Indiana. The community will offer exceptional amenities, including a playground, fitness center, dog park, and free Wi-Fi in both the units and common areas. Additionally, Rainbow Housing Assistance Corporation will provide a range of resident services at no cost to tenants, such as free classes on financial literacy, computer training, credit counseling, resume building, and much more. Construction of the community will be led by DevCo US Construction, our in-house general contractor. We would like to express our gratitude to our valued development partners whose support has made this project possible. The financing package includes both tax-exempt and taxable construction loans, & a tax-exempt unfunded forward Freddie permanent loan from Merchants Capital, an equity investment from PNC through the 4% federal Low-Income Housing Tax Credit program, and a development fund loan from the Indiana Housing and Community Development Authority (IHCDA). We also want to acknowledge the contributions of our additional development partners, including Winthrop & Weinstine, P.A., Hillis Clark Martin & Peterson P.S., Johnson Braund, Inc., Kimley-Horn, First American Title, Frost Brown Todd, and the Indiana Housing & Community Development Authority for their support.
