Below-zero wind chills didn’t stop Merchants Capital’s Minnesota team from being onsite to celebrate the groundbreaking of East 7th Grandfamilies—a new affordable housing development in St. Paul, MN. Upon completion, East 7th Grandfamilies will bring 60 units of affordable multigenerational housing—specifically serving families making between 30% to 60% of the AMI. Units will consist of one-, two-, three-, four-, and five-bedroom floorplans, and there will be various amenities available to residents such as community space, a playground, and supportive services. The term “Grandfamilies” (or kinship families) refer to families in which children reside and are being raised by grandparents, other extended family members, and/or adults with whom the children have a close family-like relationship with, such as godparents or close family friends. Merchants Capital is proud to be a debt and equity partner for this impactful project, and would like to congratulate Project for Pride in Living (PPL), City of Saint Paul, Ramsey County, Greater Minnesota Housing Fund, and all involved in bringing this much-needed affordable housing to the area! #GroundbreakingCeremony #AffordableHousing #MNHousing

Merchants Capital’s D.C. office was delighted to participate in a volunteer activity day in support of Miriam's Kitchen (MK)—a local nonprofit working to end chronic homelessness. The Merchants team was joined by a representative from MK at our D.C. office and spent the day learning more about the services MK provides and packing care bags of essential items for distribution to those in need throughout the city. Since 1983, MK has been using their comprehensive approach to eliminating the housing crisis in D.C. MK offers a variety of services, from providing the chronically homeless with high-quality, nutritious meals, to advocating for the D.C. government to invest in housing programs that have proven successful in providing a solution to chronic homelessness in the area. Congratulations to Lincoln Avenue Communities and all involved who are working to preserve affordable housing in Georgia! Merchants Capital originated $32 million in HUD 221(d)(4) financing to support Lincoln Avenue Communities in the acquisition and substantial rehabilitation of Northside Hill Apartments. The Griffin, Georgia-based development consists of 264 affordable units with existing HUD Section 8 and new 4% low-income housing tax credits (LIHTCs) that, when paired with the HUD financing, will enable substantial rehabilitation to unit kitchens, bathrooms, windows and community spaces.
