Finally, A&D Mortgage LLC, working with Atlas Merchant Capital LLC and Imperial Fund Asset Management, have priced a $303.9 million non-QM securitization, A&D Mortgage Trust 2024-NQM6. This follows an October securitization from the company. "Securitization remains a cornerstone for expanding access to capital, especially within the Non-QM mortgage sector," said 𝐁𝐨𝐛 𝐃𝐢𝐚𝐦𝐨𝐧𝐝, founding partner and CEO of Atlas Capital Mortgage in the A&D press release. "This deal represents a sound investment, fortified by strong credit enhancements and dynamic collateral, making it resilient against market fluctuations." Almost 90% of the mortgages originated used alternative documentation, an A&D press release said. It is the primary servicer, with a Mr. Cooper subsidiary serving as the master servicer. The properties underlying the loans is a mixed bag: single-family residential, planned unit developments, condominiums, two-to-four family, mixed-use properties, manufactured housing, five-to-10 unit multifamily residences, and condotels, a Standard & Poor's report said. It gave preliminary ratings to the A-1 tranches of AAA (sf), which "reflect(s) our view of the transaction's collateral composition, credit enhancement, and representation and warranty framework, among other factors." 𝐓𝐡𝐞 𝐀𝐢𝐫𝐁𝐧𝐛𝐢𝐟𝐢𝐜𝐚𝐭𝐢𝐨𝐧 𝐨𝐟 𝐭𝐡𝐞 𝐇𝐨𝐮𝐬𝐢𝐧𝐠 𝐌𝐚𝐫𝐤𝐞𝐭 AirBnb started in 2007 as a platform to facilitate short term rentals and has since grown into a business of more than 200 regions and over 8 million active listings. However, concerns around low oversight and affordability means the short-term rental market is facing stricter regulation. Last year, the State of New York passed laws limiting short term rentals to owner occupied properties, mandating that for stays less than 30 days the property owner or Airbnb host must be present. The regulations aim to curb the development of unregulated hotels, which are often run by “mega-hosts” who own 21 or more properties and are 30% of AirBnb’s host demographic. While the mega-host business can be lucrative, it raises property prices due to excess demand and disrupts the lives of locals in their communities. These new regulations disrupt the residential real estate market potentially increasing supply of long-term housing. These developments lower incentives for “mega-hosts” to own dozens of properties, potentially increasing supply and lowering property prices for locals. This will likely lead to elevated real estate transaction activity as properties become more affordable for first time buyers and new investors.
