🚨 Exciting Opportunity for NYC Co-ops & Condos: Host Next-Gen Heating & Cooling Systems! 🚨 Is your building ready to lead the charge in energy-efficient, low-emission heating and cooling? The New York State Energy Research and Development Authority (NYSERDA) is offering a game-changing opportunity for a select group of NYC co-ops and condos to participate in its $10 million initiative aimed at revolutionizing heating and cooling systems. Through the Packaged Terminal Heat Pump (PTHP) program, buildings can become demonstration sites for next-gen cold-climate heat pumps. These high-efficiency units replace outdated, energy-guzzling packaged terminal air conditioners (PTACs) and offer both heating and cooling in a single, plug-and-play solution. Here’s why this matters: 🔹 Low-emission, cost-effective: A step forward in decarbonizing heating and cooling for multifamily buildings. 🔹 Easy installation: No major infrastructure changes required—no complicated electrical upgrades or refrigerant lines. 🔹 Sustainable: Uses electricity to move heat rather than generating it, making it highly efficient even in cold temperatures. Participating buildings will have their systems monitored for 12 months, helping to shape scalable solutions that could benefit many more buildings across NYC. This is also an ideal fit for buildings with oil-fired boilers or those facing emission penalties under Local Law 97. Applications open in early 2025! Interested co-ops, condos, and multifamily buildings can apply for this unique opportunity. Manufacturers have until Feb. 20, 2025 to submit their design proposals for consideration. This is your chance to be at the forefront of clean energy innovation. Don’t miss out! 🔗 Learn more about the program and how your building can participate at: https://lnkd.in/e9xHJGm2. 📞 Let’s Connect! Take advantage of our Complimentary On-Site Building Evaluation. Ensuring Building Security in a Tech-Driven World In today’s fast-paced, tech-driven world, multifamily buildings face evolving security challenges. At HSC Management, we understand that building security isn’t a one-size-fits-all solution. As multifamily buildings grow and change, boards and associations need a holistic approach that combines technology, policy, and people. A Multi-Faceted Security Strategy Effective security starts with clear policies and procedures covering everything from emergency response to access control. Technology plays a critical role: mobile credentials are more secure than traditional keys, while AI-powered video surveillance enhances real-time monitoring and response times. Managing Security Challenges Package deliveries are a growing concern, with e-commerce leading to more unauthorized access. Tailored solutions like high-tech scanners and staff-managed package rooms are essential. Additionally, differentiating between uniformed and non-uniformed delivery personnel helps minimize risks. Balancing Technology & Human Oversight While technology is key, trained staff are essential for maintaining access control and communication with residents. A comprehensive security plan, clearly communicated to residents, is crucial for reducing liability and enhancing safety. Collaboration with Local Authorities Building strong relationships with local law enforcement helps adapt security protocols based on crime trends and community needs. Looking Ahead As building communities evolve, security challenges will continue to grow. At HSC Management, we are committed to staying ahead of these challenges with comprehensive, integrated security strategies that combine technology, policies, and human involvement to create safer, more secure environments for all. Through strategic partnerships with specialized elevator maintenance companies, we aim to keep elevator systems operating smoothly for years to come. Here’s why expert care matters: ✅ Extending Operational Life: Regular maintenance helps maximize the lifespan of existing systems, saving building owners from costly replacements. ✅ Meeting Compliance Standards: In cities like New York, mandatory maintenance contracts ensure that your building meets the latest safety and regulatory requirements. ✅ Adapting to Climate Challenges: With rising storm risks, elevators must adapt. 🚨 New NYC Sanitation Rules Alert for Small Co-ops and Condos Say goodbye to the towering piles of garbage bags on New York City sidewalks! As of November 12th, all residential buildings with nine or fewer units — including co-ops and condos — must place garbage in secure-lidded bins. This change is part of the city’s push to tackle rodent issues and improve street cleanliness. 🗑️🐀 The rules apply to approximately 88% of NYC buildings, ensuring that the majority of the city's smaller residential buildings are now responsible for secure trash disposal. 📉🌆 Important Dates and Details: Now until January 2, 2025: Written warnings will be issued for non-compliance. Starting January 2, 2025: Fines begin at $50, rising to $200 for repeated violations. Looking Ahead: By 2026, the city’s standardized "NYC Bins" will be mandatory for all. Additionally: Recyclables can still be set out in clear plastic bags. Residents can remind their building managers or owners about these requirements, or report non-compliance by calling 311. Since March, businesses have been following similar rules, and larger buildings will soon adopt containerized waste systems, with big bins coming to Upper Manhattan next spring. With everyone’s cooperation, NYC could see up to 70% of its trash securely containerized. Let’s help make the city cleaner, safer, and more resilient! 💪🌍 For more information contact us today via email at info@hscmanagement.com or give us a call at 718-414-2073 (Westchester: 914-237-1600 or NYC: 718-543-2800) for a free on-site building evaluation and more information. ⏰ Prepare for the Local Law 97 Deadline – Avoid Costly Noncompliance Penalties! As 2024 comes to a close, we at H.S.C. Management want to remind all New York co-op and condo property owners, and boards of a critical upcoming deadline. The first Local Law 97 (LL97) reporting period begins in May 2025, requiring buildings over 25,000 square feet to meet specific carbon emissions limits or face annual fines that could reach tens of thousands of dollars. 🔍 Why Act Now? 2025 is only the start; even stricter carbon caps will take effect by 2030. Currently, only 20% of NYC buildings are on track to meet these future standards. Without immediate action, many properties will face escalating costs as penalties increase. 📋 The 3-Phase Roadmap to Compliance As experts in NYC property management, H.S.C. Management recommends a three-phase approach to ensure your building is prepared for LL97 compliance: Assessment Verify your building’s compliance pathway (most co-ops and condos fall under Article 320). Engage certified engineers to conduct an energy audit to analyze major systems and identify areas for improvement. If upgrades like electrification are needed to meet future caps, now is the time to plan. Planning & Implementation Begin with lower-cost upgrades like improved insulation, controls, and water-efficient fixtures. Prepare for electrification by enhancing your building’s envelope, ventilation, and mechanical systems. Every improvement you make now will reduce future energy costs and help your property avoid fines. Measurement & Verification Starting in 2025, LL97 requires annual emissions reporting. Engage an experienced Registered Design Professional (RDP) for accurate calculations and submissions. Choosing an RDP with a strong compliance background is essential to ensuring proper data management and avoiding fines. 🌍 Why Partner with H.S.C. Management? Our team brings extensive expertise in NYC’s evolving property laws and regulations, ensuring your building remains compliant, sustainable, and cost-efficient. Our proactive, property-specific approach to LL97 compliance is designed to meet the unique needs of each building we manage. ⏰ The Clock is Ticking for Co-ops, Condos, and HOAs! ⏰ If you're on the board of a co-op, condominium, or homeowners association, don’t overlook the Corporate Transparency Act (CTA) deadline approaching on December 31, 2024. The CTA, designed to combat money laundering and corruption, requires most organizations to disclose their beneficial owners — anyone with “substantial control” or over 25% ownership. For co-op, condo, and HOA boards, this means all board members need to report to the Financial Crimes Enforcement Network (FinCEN). Are You Exempt? Only corporations with over 20 full-time employees and $5 million+ in revenue are exempt — and that’s rare for most associations. What Happens If You Don’t Comply? Non-compliance can lead to serious consequences: • Civil penalties up to $591 per day • Criminal penalties up to $10,000 or even two years in prison • Take Action Now: Boards should work with their management or a third party to ensure initial and ongoing filings are made on time, as law firms cannot handle these filings for you. ➡️ File your Beneficial Ownership Information (BOI) reports directly at boiefiling.fincen.gov. Don’t wait until the last minute — stay compliant, protect your board, and avoid costly penalties! For more information contact us today via email at info@hscmanagement.com or give us a call at 718-414-2073 (Westchester: 914-237-1600 or NYC: 718-543-2800) for a free on-site building evaluation and more information. 🌞 New York Achieves a Solar Milestone! 🌞 New York State has hit an incredible milestone: 6 gigawatts (GW) of solar energy now powers 1 million homes and businesses across the state! This achievement boosts grid resilience, creates jobs, promotes healthier communities, and expands renewable energy access for New Yorkers. 🌎 🔋 Thanks to the New York Climate Act, this milestone comes ahead of the 2025 goal, speeding up our journey to a sustainable future. Through community solar options, renters, low-income residents, small businesses, and homeowners can all tap into solar benefits—no rooftop required! By 2030, New York aims to reach 10 GW of distributed solar, including community and on-site projects. This shift is building a stronger, more resilient energy grid that keeps the lights on, even during extreme weather. 💡 NYC residents also benefit from this solar growth, even in the city’s dense urban environment: Cleaner Air: Solar reduces fossil fuel reliance, cutting pollution and improving air quality, especially in areas historically affected by poor air quality. Climate Resilience: Solar helps NYC reduce carbon emissions, a critical step in combating climate change impacts like rising sea levels and severe storms. Reliable Power: With more distributed solar and storage, NYC's grid becomes more robust, reducing the risk of outages. Community Solar Access: Renters and apartment dwellers can subscribe to solar energy, benefiting from lower utility bills. Economic Growth: Solar jobs support the economy statewide, including NYC, from installation to management roles. Health Equity: Reducing fossil fuels improves health outcomes, particularly in disadvantaged NYC communities affected by pollution. New York’s solar journey is delivering cleaner air, a stronger energy grid, and economic benefits to NYC and beyond. 🌱 Let's celebrate this major step toward a sustainable future! 🌞 Contact us today via email at info@hscmanagement.com or give us a call at 718-414-2073 (Westchester: 914-237-1600 or NYC: 718-543-2800) for a free on-site building evaluation and more information.
