  • PopStroke Palm Beach just opened its doors, becoming the 17th location and the official flagship venue for the brand. Located next to PBIA, this two-story facility is the largest in its class, offering two 18-hole putting courses, a full-service restaurant, multiple bars with jumbotrons, an ice cream parlor, a beer garden, and a children’s playground. Unique to this venue is a luxury VIP lounge with a rooftop pool, sushi bar, and cabana service, opening to members on January 1st.   • Woodfield Development and Flagler Realty & Development, Inc. have broken ground on a mixed-use development at 8111 S. Dixie Highway in West Palm Beach, Florida. The project, designed by Spina O'Rourke + Partners, will feature 358 apartments, including 90 affordable units, and 19,000 square feet of retail space, with 15,000 square feet leased to an upscale urban grocer. Located in the South End neighborhood, the eight-story building will offer luxury amenities such as a resort-style pool, coworking lounge, sky lounge, and waterfront walkway with a dock and kayak launch - featuring views overlooking the newly redesigned The Park golf course to the West, Downtown West Palm Beach to the North and Palm Beach to the East.   • Construction on Alba Palm Beach, a 22-story luxury condominium in West Palm Beach, is progressing toward its Spring 2026 completion, with the team recently surpassing the pour for the sixth-floor amenity deck.   • Miami has maintained its position as the nation's top rental market for the third year in a row. Vacancy competition remains intense, with 18 renters competing for each unit, although this is down from 22 in the previous year. Apartments are leasing faster, now in 33 days on average, compared to 35 in 2023. Miami-Dade continues to lead with a Rental Competitiveness Index of 91.2, well ahead of Broward’s 80.3 and the national average of 74.4.

  • Miami International Airport (MIA) is set to break ground on a $746 million expansion of its South Terminal next year as it prepares to surpass 55 million passengers in 2024, marking its third consecutive year of record-breaking growth. The project, starting in fall 2025, will add a three-level Concourse K with six gates, new airline lounges, and expanded concession spaces, accommodating both domestic and international flights. Completion is expected by spring 2029. MIA is also planning future upgrades to its Central Terminal, with groundbreaking in 2028, and the North Terminal, with a timeline yet to be announced.
