Founded in July 2015, Fairlawn is a family company that’s quickly grown into a major player within the Midwest property management market. Today, we’re excited to provide management services across Central Illinois and Indianapolis, with our team of 140 (and counting).     Exciting news from our new development at 608 E. Chalmers on the University of Illinois Urbana-Champaign campus: this week the building "topped out," meaning that the top floor wrapped up framing and the roof trusses were set in place. This purpose-built student housing project is set to be delivered August 2025 and includes 115 apartments with a range of amenities including a rooftop deck. The building is part of our Smile Student Living portfolio and located in the heart of campus right across from the Main Quad.     We are proud to share that our CEO, Gozen Hartman, has been elected onto the University of Illinois Foundation Board as a Governing Director! “The University of Illinois has shaped me in so many ways, dating back to 1980 when my parents took jobs in the College of Engineering and moved us from Istanbul, Turkey, to Urbana, Illinois,” shared Gozen. “It is my absolute honor and privilege to serve my alma mater in this way.” We are confident that her expertise in leadership, strategic planning, and community development will be invaluable to the board’s efforts.     Check out our new 404 E Clark development, located just a few blocks from the heart of the University of Illinois Urbana-Champaign campus! At the corner of South 4th Street and East Clark Street in Champaign, this community, which is part of our Smile Student Living portfolio, is now leasing 62 one-bedroom apartments. Slated to be delivered summer 2025, our in-house construction services team is handling the build and the architect is Mode 3 Architecture . We are thrilled to see the continued construction progress being made at this site and are proud to be a leader of student housing at UIUC with over 1,700 units / 3,800 beds.     We are pleased to announce the addition of Christy Wold as our new Director of Acquisitions. Based in Chicago, Christy will lead Fairlawn’s acquisitions team, bringing over 15 years of expertise in real estate acquisitions, development and management. Her prior acquisitions experience in Vice President roles at both Heitman and CA Ventures, and her results-driven approach, will play a pivotal role in fueling the company’s continued expansion throughout the Midwest.   • A few weeks ago we held our second annual budget workshop at Bloomington Country Club . Roughly 40 Fairlawners across our properties and offices were invited to attend and discuss budget planning tools and how to best prepare for the year ahead. However, this event wasn’t all work and no play! After day one wrapped up, we hopped on a bus which took us on a tour of all our nearby properties and developments. We then spent the evening having a blast at DESTIHL® Brewery and Beer Hall . We are so grateful for the enthusiasm and great energy the attendees brought to this two-day event. We are already looking forward to next year!

  • "Be proactive but with patience," recommended Gozen Hartman, our CEO, this week at the AppFolio Future Conference. Gozen joined Stacy Holden, Industry Principal and Director at AppFolio, Sharon Wilson Geno, President of the National Multifamily Housing Council (NMHC), and Shane Trigg, CEO of AppFolio in a keynote panel before an audience of around 2,000 industry professionals to discuss the role of technology and AI in shaping the future of real estate.
