We are happy to announce Chicago’s newest development, West Pullman Industrial Center! Located on a 24-acre site in a bustling commercial district in West Pullman, this project offers a unique opportunity for businesses and investors looking to capitalize on the growth and vibrancy of Chicago's South Side. The property features a well-maintained structure, ample parking, and outdoor storage space, making it ideal for various uses, from light manufacturing to distribution. Its location also provides easy access to major highways, including I-57, and key transportation hubs such as the CTA, Metra, airport, and railroad, ensuring seamless connectivity and logistics. This versatile site presents a significant opportunity for redevelopment, expansion, or leasing. As the developers for this project, we are proud to have collaborated with our trusted JLL partners Michael Conway, Jackie Shropshire, and Scott Duerkop, Ware Malcomb partners Marek Pula Mark A. Schwamel, FAIA and Nick Edwards, along with ARCO/Murray's Leah George, whose expertise has been invaluable in bringing this vision to life. Special thanks to our dedicated team members Leon Walker, Ryan Christopher Green, Alex J. Sparhawk, Esq., and Rob Rose for their hard work and commitment throughout the development process. As Leon Walker highlighted, understanding demographic trends is crucial in driving demand and ensuring long-term success. At DL3 Realty, we believe that successful real estate development isn’t just about building structures—it’s about building communities. We’re committed to creating spaces that not only meet the needs of today but also anticipate the growth and shifts of tomorrow. Thank you, Clayco and Lamar Johnson, FAIA, for hosting this important panel discussion and to the panelists who joined in sharing invaluable insights at the Chicago Central Area Committee (CCAC) meeting!
Last night, Clayco and Lamar Johnson, FAIA Collective (LJC) had the honor of hosting the Chicago Central Area Committee (CCAC)’s monthly meeting. We were delighted to welcome an engaging panel of experts, including Leon Walker from DL3 Realty, Cindy Chan Roubik from the Chicago Department of Planning and Development, Michael Reschke from The Prime Group, Inc, and Alex Antolino from Brookfield Properties. The discussion was expertly moderated by our own Lisa Dziekan, who also co-hosted the event alongside CCAC’s Executive Director, Mark Hopkins, and LJC executive, Tyler Meyr. Here are some of the highlights from the panel conversation: - Leon Walker emphasized that real estate developers aren’t just in the construction business—they’re in the demographic business. Creating demand and leveraging emerging demographic trends are crucial for long-term success. - The panelists collectively agreed that Chicago’s success doesn’t hinge on choosing between investing in the South and West sides or downtown—we need both thriving simultaneously. - According to Mike Reschke, we’re currently at a market bottom, a position that presents a unique opportunity for investors. Low base valuations can pave the way for strong future returns. - The group addressed the challenges posed by inconsistent and sometimes unpredictable commercial real estate assessments across Chicagoland. They explored potential solutions, including income-based taxation approaches, to promote fairness and stability. - The panel agreed that capital investments aren’t “romantic”—it seeks security and predictability. Sufficient capital is available across the U.S. but it needs a stable and welcoming environment to invest in. - There was broad consensus that to solve Chicago’s biggest challenges, we must focus on growth—of population, GDP, and tax base—rather than relying solely on taxing the existing stakeholders, including residents and businesses. Overall, it was an enlightening evening filled with valuable insights and the chance to connect with many friends and business partners.

History is what we honor. Communities are what we grow. Impactful developments are what we lead. Home to the University of Chicago and the Obama Presidential Center, the Woodlawn neighborhood will soon have another transformative site in its community-- the redevelopment of the longtime vacant Washington Park National Bank. The revitalized 70,000-square-foot first-class office building will integrate the historic façade into its modern design, preserving the character and legacy of the original structure built in 1924. The $40+ million investment will bring much-needed quality office and entrepreneurial space to the community, a state-of-the-art Chicago Public Library, and ground-floor retail space. Once completed, the LEED Silver Certified building will be 6-stories. The next community meeting for this project will be held at Chicago Public Library- Coleman Branch on Tuesday, December 10 at 5:30 p.m. We welcome all to join us as we gain feedback on what you want to see at Revive 63! Earlier this week, DL3 Realty’s Alex J. Sparhawk, Esq., Director of Acquisitions & Development, joined forces with the Chicago Department of Planning and Development, 20th Ward Ald. Jeanette Taylor, bKL Architecture LLC, and Chicago Public Library to host the first community meeting for the Washington Park Bank Building/Revive63 Initiative. This meeting was an important opportunity to engage with local neighbors, share the vision for the project, and listen to their valuable feedback. At DL3, we strongly believe that real estate development should not only improve buildings but also strengthen the communities they serve. A special thanks to Ald. Jeanette Taylor and her team for their support in facilitating the meeting. Their commitment to ensuring the voices of Washington Park residents are heard is truly appreciated. With a family legacy that began over 50 years ago, Leon Walker grew inspired watching his parents build a daycare to help working families on the Southside. He quickly believed he, too, could make an impact. After graduating from the University of Chicago with both a Master’s in Business Administration and a Juris Doctorate, Leon spent years honing his skills in global banking and commercial real estate. Ultimately, the call of Chicago drew him back home to embrace the values his parents instilled—being a helping hand to the community. In 1999, DL3 Realty, a Black-owned development firm, was formed and has since made a significant impact throughout Chicago with its development of education centers, professional office buildings, mixed-use housing, call centers, medical districts, and national tenant-anchored retail centers. Now, as a full-service firm with a dedicated team of professionals, DL3 Realty is transforming the city through commercial development, advisory services, and philanthropic partnerships with community organizations, all focusing on advancing the quality of life for everyday Chicagoans. #DL3Realty #Legacy #Chicago #ChicagoDeveloper #RealEstate
