  • Progress is underway! DL3 Realty’s Thrive Exchange mixed-use project, awarded as part of Chicago's Invest South/West initiative in 2021, has secured a full building permit!     Designed by KOO LLC, the project will feature a six-story mixed-use building that will be 78 feet tall and feature a new landscaped plaza. It will also deliver 43 affordable workforce housing units renting at 60% AMI. The east side of the ground floor of the building will have retail space and offices for Neighborhood Housing Services, with a $100 million investment aimed at revitalizing the South Shore neighborhood.     Last night, Clayco and Lamar Johnson, FAIA Collective (LJC) had the honor of hosting the Chicago Central Area Committee (CCAC)’s monthly meeting. We were delighted to welcome an engaging panel of experts, including Leon Walker from DL3 Realty, Cindy Chan Roubik from the Chicago Department of Planning and Development, Michael Reschke from The Prime Group, Inc, and Alex Antolino from Brookfield Properties. The discussion was expertly moderated by our own Lisa Dziekan, who also co-hosted the event alongside CCAC’s Executive Director, Mark Hopkins, and LJC executive, Tyler Meyr. Here are some of the highlights from the panel conversation: - Leon Walker emphasized that real estate developers aren’t just in the construction business—they’re in the demographic business. Creating demand and leveraging emerging demographic trends are crucial for long-term success. - The panelists collectively agreed that Chicago’s success doesn’t hinge on choosing between investing in the South and West sides or downtown—we need both thriving simultaneously. - According to Mike Reschke, we’re currently at a market bottom, a position that presents a unique opportunity for investors. Low base valuations can pave the way for strong future returns. - The group addressed the challenges posed by inconsistent and sometimes unpredictable commercial real estate assessments across Chicagoland. They explored potential solutions, including income-based taxation approaches, to promote fairness and stability. - The panel agreed that capital investments aren’t “romantic”—it seeks security and predictability. Sufficient capital is available across the U.S. but it needs a stable and welcoming environment to invest in. - There was broad consensus that to solve Chicago’s biggest challenges, we must focus on growth—of population, GDP, and tax base—rather than relying solely on taxing the existing stakeholders, including residents and businesses. Overall, it was an enlightening evening filled with valuable insights and the chance to connect with many friends and business partners.

Home to the University of Chicago and the Obama Presidential Center, the Woodlawn neighborhood will soon have another transformative site in its community-- the redevelopment of the longtime vacant Washington Park National Bank. The revitalized 70,000-square-foot first-class office building will integrate the historic façade into its modern design, preserving the character and legacy of the original structure built in 1924.  The $40+ million investment will bring much-needed quality office and entrepreneurial space to the community, a state-of-the-art Chicago Public Library, and ground-floor retail space. Once completed, the LEED Silver Certified building will be 6-stories.   • Earlier this week, DL3 Realty’s Alex J. Sparhawk, Esq., Director of Acquisitions & Development, joined forces with the Chicago Department of Planning and Development, 20th Ward Ald. Jeanette Taylor, bKL Architecture LLC, and Chicago Public Library to host the first community meeting for the Washington Park Bank Building/Revive63 Initiative. This meeting was an important opportunity to engage with local neighbors, share the vision for the project, and listen to their valuable feedback. At DL3, we strongly believe that real estate development should not only improve buildings but also strengthen the communities they serve.    A special thanks to Ald. Jeanette Taylor and her team for their support in facilitating the meeting.   • With a family legacy that began over 50 years ago, Leon Walker grew inspired watching his parents build a daycare to help working families on the Southside. He quickly believed he, too, could make an impact. After graduating from the University of Chicago with both a Master’s in Business Administration and a Juris Doctorate, Leon spent years honing his skills in global banking and commercial real estate. Ultimately, the call of Chicago drew him back home to embrace the values his parents instilled—being a helping hand to the community.
